The existing interior trails and a gas pipeline running through the tract that facilitate access and provide many locations for deer stands. A creek runs north-south through the middle of the property. There is also an approx. 2 acre pond near the camp area that could possibly be enhanced.
The easement covers all but 8.2 acres of the tract. This 8.2 acre area is near the entrance and has an old 2-story house and a metal shed. It's illustrated in yellow on the aerial map. The house has no value and is not useful at all. The metal shed is used by the current leaseholders to cover an RV they use for a camp and store their equipment. Electricity could possibly be reestablished to this camp area if desired.
