This tract has had a recent select-cut timber harvest of some gum, cypress and oak but a good stand of timber remains for both wildlife and future income. There is a 28 acre pine plantation in the SW corner that was thinned last year. See the timber stand map for location of the uncut areas. There is good hunting and the surrounding habitat provides excellent wildlife back-up. A parish road is the south boundary, but there are no utilities available. Much of the east side of the tract is 7-8 year old cutover that is now great habitat for deer and has some pine regeneration. Some roads and lanes are cut for four-wheeler access and deer stands. There is opportunity for wood duck hunting along the creek.
Sellers own adjoining acreage to the north and would consider selling with this tract. There is a higher timber value on adjoining acreage so the price per acre will be different.
