Approximately 5 acres, located in Oregon County, just about 3 miles north of the quiet town of Thomasville. This small rural community is friendly, and there are many like-minded people ready for homesteading.

As you turn off the highway onto the easement road, you will stay to the left when it splits. As you follow the easement road to Parcel D, you will come across some pink and blue ribbons on the right side of the road. They will mark the northeast corner of the property. Everything to the right side, all the way down to the end of the easement road, is part of this parcel. The property is about 600' north to south on the west side. On the east side is about 165' and 520' east to west on the south line. The easement road defines the east boundary until it ends at the property. There is still about 100' land before you reach the east side boundary line.

The land is mainly open, with some trees still left throughout the property. On the east side of the property near the south corner, there is a spacious clearing. You have tall, beautiful trees to the east and a wide-open sky to the south, north, and west. There is a pleasant little hill that provides a scenic view of the valley to the south. The land slopes slightly to the south. This is a nice level area about the center of the parcel, just right for a cabin or house.

The electric is about 300' away from the northeast corner and about 400' from the southwest corner. You will need to have at least one pole set if you would like to have electricity. On average, with Howell-Oregon Electric, the price is per pole. You can call them to get a better estimate. Just because electric service is on the property does not mean that you have to take advantage of it. Solar is one way that you can get your electricity and save some money. With this property having a fantastic view of the southern sky, using a solar system would be an excellent investment.

There is no water source on the property at this time. The good thing about going off-grid is that there are many options you can choose from. Most wells will run anywhere from 300-450 FT in the area, and they can cost anywhere from about includes the pump, casing, and drilling. To save money, you may want to look into a water storage system or a catchment system. Mtn. View is about 24 minutes to the northwest of the property, and they do have a filling station for water storage tanks. You can get 25 gallons of water for a quarter.

Thomasville, MO, is a small rural town that is home to about 50 residents. There is a community center, vet clinic, The Eleven Point River, and some of the friendliest people around.

The Eleven Point River is about 4 miles from the property. This river is one of the first eight rivers of the National Wild and Scenic River System established in 1968 and stretches 44-miles. However, it does start as a small river in its upper reaches near Thomasville and gains considerable width and depth as it flows south-eastward. There are 11 designated public access points and eight float camps established on the river to overnight camping for people who like to float.

Approximately 100,000 acres of Mark Twain National Forest is located less than 5 miles from the property. You can access the state land from the county road that is right past the property. In addition, there are county roads, highways, and Forest Service roads that you can use to access the conservation land.

West Plains, MO, is going to be about 30 minutes away. Here is the closest town that will be able to provide amenities for everyday living. They also have a hospital that provides high-tech services as well as simple sickness.
