J7j Ranch

Custer County, Colorado

Land Description
J7J Ranch Sweet high-mountain acreage, a 2013 domestic water well, perimeter fenced (missing only 2 short lines) and an old hand-dug well left in it's original place; this is the J7J Ranch. The 5 gpm well is central to numerous choice building sites, each with incredible views. The land has pine forest, wide grassy meadows and uniquely beautiful views in all directions. This is private ground, not located in any subdivision and is little more than 7 miles from town on mostly paved roads, not easy to find in small town America. The county road that fronts the property is a #1 priority and is well maintained with few neighbors. At present there are 2 points of entry into the land, and a build site has been cleared and leveled off the northerly driveway. The owners mounded the top soil first before leveling and it will be there to re-use after building. The land has been cleared of the old homestead junk that historically lies around ranches and the forest thinned and cleaned. Certainly more thinning could take place to create a park-like setting and would also provide plenty of pine for the fireplace. Located in Custer County, the J7J Ranch is a glorious place to build a life. The small, rural town of Westcliffe is the county seat and the friendly folks make it easy to navigate the ins and outs of moving, building and re-locating. There's room for horses, cattle, goats, gardens, barns and bunkhouses. The International Dark Sky Association certified the neighboring towns of Westcliffe and Silver Cliff in southern Colorado’s Wet Mountain Valley as the world’s ninth Dark Sky Community, and we're very proud of our clean air and star-filled skies. The climate here is high desert, with low humidity and plenty of sunshine. Hunting and fishing are part of family life and there's plenty of deer, elk, antelope and trout to be sought. The Sangre de Cristo range of the Rocky Mountains are the Valley's western boundary and thousands of acres of wilderness remain for exploring. Hike to the high mountain lakes for fly-fishing and watch the herds of Mountain Goat leap the craggy cliffs for a drink of cold water. Big Horn Sheep, Black Bear and Eagle (Bald and Golden) make the Valley their home. Mountain Lion, Coyote, Bobcat and an occasional Moose also reside here. If you haven't seen the Wet Mountain Valley, you're in for a treat. This is a town unlike any other and most folks would like to see it stay that way. If you're all about a simpler life, a cleaner life, an outdoor life then visit us soon. And while you're here, check out J7J Ranch, take a walk around the land, clear your mind and contemplate the better things Creation has to offer.
