The property is mountainous but offers a good building site by the gated entrance near Picketwire Road. Views of the surrounding mountains are picturesque. Lot 37 touches the Blm, giving you good access to the BLM by foot from the western side of the land. You can access Picketwire Ranch by electronic gate through Fisher Peak Ranch coming from I-25 which is located just 10 minutes from the North side of Trinidad, CO, making it convenient and easy to access this property. These roads in Picketwire Ranch as well as Fisher Peak Ranch are private. No public access. The property itself is gated with a locked gate. The roads coming from Fisher Peak Ranch are maintained privately by them, and are in good condition. The last mile of Picketwire Road does get muddy in the spring and could be graded each spring. This lot is fully treed and offers good cover for wildlife. Lot 37 comes with one custom made movable hunting blind that will convey at closing. Game management unit 85 is one of the better elk hunting units in CO. You can find good bulls in this unit, as most of it is private. Giving bulls time to grow bigger and get older. This unit offers over the counter 2nd and 3rd rifle season bull elk tags for residents and non-residents. Over the counter archery either sex elk tags can be purchased by residents. Non-residents will have to draw either sex archery elk tags, but should have no problem drawing a tag with zero preference points. Mule deer, and Black Bear are abundant on this property and on the surrounding BLM public lands. Private land only bear tags can be drawn 54 of the time for residents with zero preference points and 69 of the time with zero preference points for non-residents based on 2024 statistics. 3rd season rifle mule deer buck tags can be drawn out with zero preference points 24 to 28 of the time based on 2024 statistics. I have seen white-tailed deer here, and those tags can be purchased over the counter for the Dec. 1st-31st rifle season. Private land only list B cow elk tags can be drawn out for the late season at 55 to 63 of the time with zero preference points based on 2024 statistics.
Region & Climate
Trinidad, CO is located in what is commonly referred to as the banana belt of Colorado, and offers a very mild climate. Trinidad receives 50.8 inches of snow annually, and 15.5 inches of precipitation per year. A average temperature of 88 degrees for the high and 58 degrees for the low in July. An average temperature of 49 degrees for the high and 19 degrees for the low in January. Trinidad is one of the old haunts of wild west characters such as Doc Holiday and Wyatt Earp. Old town Trinidad has many historic buildings and offers good dining, a small airport, and a hospital. As well as plenty of shopping to get your essential supplies.
