Prepare now to hunt this fall on this diverse 67.5 +/- acre property in eastern Richland County. Just minutes from the famed Bear Valley, which is known to produce top quality deer and a quick commute via Hwy 14.
This acreage provides more stand sites than one would expect on an acreage of this size due to the varied terrain. Two main ridges hug two valleys, plus the front side hill. These ridges provide great travel routes between bedding areas and the neighbor's actively cropped fields laying at the edge of the property. 1.5+/- miles of ATV trails make access quick and easy.
The north ridge contains a couple kill plots that await planting and on the south side, 13+/- acres of grass could support more food plots. As it sits, the tall grass in this area provides adequate cover for wildlife to travel during hunting hours and an enclosed blind takes advantage of this. Additionally, multiple stands of mature white oak timber throughout the property provide coveted mast.
In one of the valleys, a water hole has been created but it needs a bit of work with an excavator to scoop it out again. The grassy area on the south side would also be an ideal place to put one or more additional waterholes, including the potential for a couple acre catch pond.
When the hunt is over, the 20'x21' +/- cabin is a cozy place to hang out. It features power and an incinerating toilet (seller stated that it is at the end of its lifespan). A kitchen, sitting area, bath (without running water), and bunk room are on the main floor with loft area (15'X19'+/-) on the second floor. Heat is provided by a freestanding wood stove and LP wall furnace. The attached garage (12'X20' +/-) is perfect for storage of Utv's and hunting gear.
