Stoney Face Mountain : Canon City : Fremont County : Colorado

Land Description

38 acres located on the Northwest slope of Stoney Face Mountain. This property is bordered by thousands of acres of BLM public land on 2 sides. Panoramic views of the surrounding Mountains include the Collegiate Peaks to the West, and the Continental Divide to the North. Including 2 newer tiny homes, a 40'x60' pole barn, a well, and septic tank with leach field. A foundation pit has been partially dug for a future home site.

Land

The property itself sits in a protected valley with privacy from the county road. Topography is rolling on both sides of the valley floor. With Aspen and mixed coniferous forest growing all around the edges of the property. There is a small stock pond located in the valley and the entire perimeter of the property is fenced with barbed wire. This could be the perfect base camp for horses. The county road is not maintained in the winter, but one could plow about 2 miles of road during those winters that the property receives significant snowfall. You can usually access the property in the winter without any drama, as significant snowfall isn't very common here. But the snow does drift in places. This property is turnkey for someone looking to build a new home or summer getaway. Much of the prep work is done.

Improvements

There is a 1972 double wide trailer on blocks located on the property that can be restored, but it was never plumbed and has never been hooked up to a permanent power source. It was used as a dry cabin, but hasn't been used in many years. So, the new owner gets to decide whether they want to remove it, or restore it. There are 2 newer tiny homes no plumbing that will convey at closing. These tiny homes are attached to trailers and can be moved. A 40'x60 pole barn with dirt floors is located near the gated entrance to the property. Including a 7 gallon per minute domestic well pump installed with 3 spigots plumbed in. One spigot is located near the future home site on the south facing northern hill. A driveway has already been excavated to this homesite. The home stie on the property would be an ideal location for a solar panel array with its great southern exposure.

Recreation

Located near Stoney Face Mountain and Waugh Mountain. This property is the ideal hunting camp. It is located in an area that has a very healthy elk herd. Elk are seen year round on this property. Both wild turkey and black bear are common visitors here as well. Bordering thousands of acres of contiguous public lands makes this property an outdoor enthusiast's paradise. Game management unit 58 is known for producing some very nice bulls and bucks. There are many miles of hiking trails, and Jeep/ATV trails near the property.

History

The Black Mountain and Waugh Mountain area has a storied ranching history. One of those story's is the story of Old Mose the Grizzly Bear who lived on the slopes of Black Mountain in the late 1800S and early 1900S. If you search Old Mose the grizzly bear you can find numerous articles written about that bear. An incredible tale of man versus bear.
