Perched at an average elevation of 8200 feet, the Timber Valley Ranch Tract 2 gives off a high-alpine feeling that provides some of the most incredible views of not only the property itself, but the surrounding land such as several mountain ranges and valleys in the distance. Timber Valley Ranch Tract 2 would make a great location for a hunting basecamp due to the incredible hunting opportunities that it includes.

With access via County Road 249, Timber Valley Ranch Tract 2 consists of approximately 308 +/- acres and borders BLM that has very limited public access on it's north side, and additional BLM land on it's south side. The land itself is made up of a steep ridge that provides views of nearly anything you desire to see in the surrounding area. The sides of the ridge are consumed by oak brush with a few timber pockets as it declines towards the bottom. Below the ridge to the west is a draw that is lined with pines and several thick timber pockets and may feature occasional, seasonal streams from runoff that eventually feed into Cow Creek on the adjoining Blm. Various species of wildlife reside on the property year-round and can frequently be seen within the timber and open meadows spread throughout the ranch.

Timber Valley Ranch Tract 2 is located in GMU 22 that has over-the-counter tags available in multiple seasons for elk, whereas deer tags are draw only. In addition, over-the-counter spring and fall turkey tags are available. Due to the year-round presence of wildlife such as elk, deer, moose, and turkey, hunting on the ranch is exceptional. The surrounding BLM land also yields opportunities for hunting and features many trails and roads that lead you to some of Garfield County's most beautiful country. Furthermore, the White River National Forest is just over an hour away from the ranch and has endless trails to explore with many alpine lakes and streams for one to enjoy.

Location

Meeker, CO is the closest to the ranch and has a grocery store, a hospital, and gas stations and is located about 1 hour to the north of the ranch. Rifle, CO also has a much bigger selection of grocery stores, convenient stores with gas stations, a hospital, many downtown shops, a variety of restaurants, and many other recreational opportunities and is located just over an hour to the southeast of the subject property. Glenwood Springs, CO is less than a half hour east of Rifle and features many of the same amenities, but includes many other activities such as the Glenwood Caverns Adventure Park and the Glenwood Hot Springs.

As for commercial flying, Eagle County Regional Airport located in Gypsum, CO and Grand Junction Regional Airport located in Grand Junction, CO are both located within 2 hours from the ranch.
