Land
This property consists of two parcels with a portion of one parcel located on the east side of Highway 183. There is a tunnel under the highway for cattle to utilize to access the east section. This pasture is predominately made up of cool season grasses which include smooth brome with kentucky blue grass throughout the valleys. Warm season grasses include switch grass, blue grama, indian grass, big bluestem, and buffalo grass on higher grounds providing hearty seasonal grazing. Capability classes range from 2e to 6e. Almost 50 of the pasture has 17-30 slopes. There is a minimum maintenance road that passes through the property on the northeast side, east of Highway 183.
There are two windmill operated wells on the property one is currently not operating and will be serviced soon. The Loup Basin Reclamation District owns the ground to the south and utilizes the area as a canal holding pond. There is an agreement in place that allows for the fence line boundary to be south of the actual boundary, allowing the cattle to utilize this overflow from the canal and graze an additional 25+/- acres of which 11+/- acres is the pond.
For those looking for hunting ground with income potential in central Nebraska, this is it. Various wildlife tracks have been found on the property. You can expect pheasant, quail, turkey, whitetail and mule deer hunting. Hilltop Hunting Lodge is located on the east boundary line of this property. General Operations
Currently the tenant runs 60 cow/calf pairs for 5 months 152 days and 2 bulls 4 months starting May 15. Tenant has been notified and lease will expire October 15, 2023.
