7 Mile Ranch is a beautiful open-country ranch that is conveniently located far within the rolling hills of northwest Colorado. 7 Mile Ranch is comprised of 2,990 +/- deeded acres with a BLM Grazing Lease of approximately 2,703 acres more or less, and an additional 640 +/- acres State Lease. The ranch consists of rolling sagebrush hills with patches of bitterbrush dispersed throughout property. The land is complimented well by the 3 solar-pump wells that produce an abundance amount of water for not only wildlife, but for livestock when the ranch is utilized for grazing. Due to the rolling terrain, there is plenty of cover in the bottoms of the draws and drainages that keep any wildlife residing on the property out of sight from any bordering public lands. This ranch would make a great combination with the Arambel Ranch or a great stand along ranch,
Recreation
Located in GMU 3, the ranch borders hundreds of thousands of acres of BLM lands which provides an unlimited amount of opportunities for hunting. The ranch is currently apart of the Ranching for Wildlife Program which grants the opportunity to hunt with rifles for a 90 day period, but could be removed following the 2023 hunting season if a buyer desires to do so. The ranch does qualify for several deer and antelope vouchers on a yearly basis, whereas elk tags can be bought over for multiple seasons. Several access points to the Little Snake River are also less the 5 miles from the ranch.
Location
From the property, Craig, CO is located just under 1 hour southeast where you will find the nearest amenities such as grocery stores, hardware stores, restaurants, gas stations, a hospital, and local businesses or shops. Baggs, WY is located nearly 30 minutes east of the property. For additional attractions or amenities, Steamboat Springs, CO is located roughly 1 hour and 45 minutes southeast of the property. The closest airport that provides commercial flying is located in Hayden, CO which is approximately 1 hour and 20 minutes southeast of the property as well.
