Land Description

Located far between the rolling hills of northwest Colorado, this property consists of 160 +/- acres that provides great opportunities for elk, deer, and antelope hunting. In addition, the ranch does have excellent feed with over elk opportunities available for private land only in 2nd and 3rd season.

Land

The land consists of rolling hills that are covered in grass and sagebrush with a drainage wash running parallel to the access road. This property is home to several species of wildlife such as deer and antelope that can be found in the bottoms of the thick, sagebrush hills, and has the potential to attract high populations of elk in the later seasons due to being located in the direct migratory path for the herds coming off the nearby mountains. The perimeter of the property is also fenced with cattle guards being located at both entrances into the property.

Located in GMU 3, the property borders thousands of acres of BLM lands, with nearby access to hundreds of thousands of acres of additional BLM and State lands. The National Forest can be accessed in under 1 hour and 30 minutes where you will find endless hiking and off-roading trails to explore, many streams and lakes with a variety of different fish in them, various species of wildlife, countless camping spots, and unforgettable look-out points. Many towns in the surrounding area also provide several amenities and put together numerous annual attractions that makes for a fun, but exhausting day.
