ZONING: Baxter County, AR has open zoning. The county doesn't have a lot of zoning but have in the last few years, they created a planning and zoning board. Single Family Homes, Mobile homes, and Modular housing are allowed. You can camp on your own property. You just need to dispose of sewage properly and legally. You can bring your RV on your lot and stay there upon building a home. No permits are required for individual or personal use, where the area to be disturbed is no closer than 300 feet to a navigable waterway. Got a chance to talk to the county assessor and below is what I have known on the side of the county's general restriction: Their office is not a regulatory office for planning and zoning but according to her, this property is located in an undeveloped subdivision. All she can tell is that there is no road to it although there might be a pig trail as you can see in the photo. The property is probably not worth much unless you bought all the lots around it. It is not big enough to have a well and a septic system and she has no knowledge if it would even perk for a septic system even if you had the lots around it. It looks to be covered in cedar trees which makes her think it will not perk. She thinks the only thing it might be worth for is camping on it.
