This 160 acre farm consists of expiring CRP Grass that is contracted to expire in September 30th, 2023. Total acres enrolled in the CRP is 118.82 acres, the remainder is improved pasture in the SE corner of the 160. The farm can be put back in production once this CRP Program has fully expired in the fall. The 40 acres of pasture can easily be converted into tillable as well with some light fence removal. The farm offers excellent access with frontage on Road J, a blacktop road bordering the south line and a county-maintained road of Mile 34 that borders the west line. Three phase power is available as well along Mile 34. The farm is surrounded by productive farming operations with most being irrigated. The productivity and soil types are similar with the crop land farms in the area. Local grain elevators and feed yards are in short drive in this region for marketing grain.
