Olney Springs, 2684 County Lane 7 : Olney Springs : Crowley County : Colorado

Land Description

This 169.44 acre property has been in CRP up until this year. It's flat, partially fenced dryland priced to sell that sits about 3/4 mile south of the town of Olney Springs. Zoned ag es, usage is determined by Crowley County on a case by case basis. You can look into putting a house, horse operation, small business or any number of other uses on this property. This is 3 separate parcels with versatile water situation.

Land

This is flat dryland, with loam type soil, which has been in CRP until this year.

Improvements

Situated just 3/4 mile south of the town of Olney Springs, 3 parcels make up a total of 169+ acres and have great access and the possibility of multiple uses for a buyer. These parcels, as almost all in Crowley County, are zoned ag es, which is its allowed use. All other requested uses are looked at by the county on a case by case basis.

A water line runs along Lane 7, the western boundary of the properties. The owner has purchased 2 water taps/meters that can be placed at any of the 3 parcels based on desired use. The Crowley County Water Association is currently under a moratorium for new taps/meters, so having these are very useful.

Also, there are three current well permits, one on each of the parcels. Note that they are currently not constructed.

Although we have these 3 parcels for sale together, the owner will consider selling them separately if there is a reasonable offer. However, he would not sell the middle parcel first, for obvious reasons. With the versatility of the 3 wells and the movable water taps, a new owner will have options from pastureland to even parceling off to create some smaller parcels.

Agriculture

This grassland has not been grazed since owned by seller, but neighboring parcels have been.

Water/Mineral Rights & Natural Resources

We have 2 water taps/meters that are paid and could be placed on any of the three parcels, only the connection fees need to be paid. Also, we have 3 domestic/stock well permits, one per parcel, that are active but not drilled. There are no mineral rights associated with this property.

Region & Climate

Crowley receives about 12 of rain and 20 inches of snow per year. Summer high is 94 and winter low is 12.

Location

Olney Springs is 38 miles east of Pueblo, Colorado
