Land Description

Attention: Please read the entire description thoroughly, to avoid redundant questions.

Be sure to closely review all the maps attached in files below the description.

Here's a rare and beautiful 2.5 Acre parcel on W Camino Amistad, on the outskirts on Willcox, close to the Graham County line. The property is about an hour drive from Tucson, and only 15 minutes north of Willcox.

Willcox is a small friendly city where you can find Grocery Stores, Restaurants, Hardware Stores, Medical Service, Schools, etc...

The area is dotted with small and mid size farms and ranches. The soil is fertile, and climate is good for growing many types of fruit trees, as well as grapes. Zoning is R-36 and horses are allowed.

This is an exquisite find for a small ranch or farm - and for only $7,750 (Wow).... where can you find such value at this price?

The property is only a minute off a paved road (Fort Grant Road).

As mentioned, there are several neighbors in the close vicinity. The address of the home across the street is 5763 W Camino Amistad.

There is power right at the property.

I sold the adjacent lot to the west (lot 179).

This land area is pristine and peaceful, and has gorgeous panoramic views. Terrain is level.

Water would be by drilling a Well. Water is also commonly obtained via hauling to a storage tank, available locally.

Sewer would be by installing a septic system. Mobile Homes are allowed.

Living in RV's on vacant land is not allowed in any county I know of... zoning codes do not allow that for obvious reasons.

I highly doubt you'll find nicer land in this area at such a low a price (and with owner finance).

Pictures at the parcel were taken by me last summer.

Picture 1 thru 11 are at the property, and of W Camino Amistad looking east and west.

Pictures 12 thru 15 are at the intersection of W Camino Amistad & Fort Grant Road.

I am semi-retired and under no pressure to sell. Please take all the time you need, whether it's for doing your due diligence, or going see the property if possible, or consulting with all those you need approval from on buying, etc, etc...

PLEASE do not send an email saying you are ready to proceed, if in fact you're not..."Drills" are unwelcome and unnecessary.

Also note:

I encourage my buyers to enjoy the land while on contract, make small improvements, etc.

However - to be perfectly clear - and in no uncertain terms...I am selling "vacant Land" - not entering into a "Landlord-Tenant" relationship...

That being said, if your intention is to live on this land, and/or develop it right away, then you must also pay for it in full right away - 100% use requires 100% ownership.

I need to mention this because I've had a few folks who presumptuously assumed since they paid a few hundred dollars to get into a land contract, they can now "move right in" and do as they please.
