Rabbit Ears Ranch has no structural improvements currently in place but has a few exceptional building locations for a cabin, barn, etc. The ranch has full perimeter fencing in exceptional condition with a large section of new fence installed in 2020. The roads and trails on the ranch have been improved extensively with a dozer and allow access to almost every corner of the property, additionally a few stock tanks have been constructed for cattle and wildlife water.
Recreation
Rabbit Ears Ranch is a fine sporting property located amongst some of the best hunting and fishing grounds anywhere in the Rocky Mountains. The property boasts approximately 7/10 of a mile of exceptional trout fishing in Colorado Creek where the average fish is 14-18 and plenty of 20+ fish have been caught in the past. This is a great fishery consisting of mostly brown trout and a few rainbows. The property rises sharply from the creek bottom into sage and aspen patches on the hillside into dense Aspen groves at the top. This topographical diversity makes this property premier habitat for Deer and Elk throughout the year. The hunting is exceptional with trophy Elk, Deer, and Antelope taken on a regular basis. The ranch is located in Colorado gmu 16 offering over tags for Elk and receives 4 landowner deer tags annually. Additionally the property is bounded by rabbit ears state trust land on the west and BLM on the east providing more good ground to hunt. Overall, there is not many properties of this size in the entire state that offer the quantity and quality of game animals that this property does.

Most of Jackson County is categorized as Alpine Valley and is a relatively high elevation basin with cold winters and cool summers. North Park is rimmed on the west by the Park Range and the Sierra Madre mountains, on the south by the Rabbit Ears Range and the Never Summer Mountains, and on the east by the Medicine Bow Mountains.

The Ranch is located just 25 miles southwest of Walden, Colorado the county seat of Jackson County and one of the least populated counties in the state. Walden has sufficient amenities with a grocery store, hardware store, and multiple good dining options. Driving distance from the ranch is approximately 40 minutes to world-class skiing and amenities in Steamboat Springs, 1.5 hours from Laramie, WY, 2.5 hours from Fort Collins, CO and 2.5 hours from the Denver metro area. Commercial air service can be had in Hayden, CO just under an hour drive to the west.
