Land Description

400 Acre Hunting Ranch offered for sale of very diverse terrain and vegetation, has a private lake with beautiful views, both privacy and accessibility to good highways, with a scenic 2-1/2 hr. drive from the DFW metroplex and Okc. Property is approximately 1-1/2 hours to Hochatown and Broken Bow and under one hour to 5 other area lakes.

The Lake

A 7- acre lake was constructed to the east of the house and shop. The depth of the lake varies from about 23 feet at the dam to 2 feet on the upper end with the source of water for the lake is runoff. The depth of the lake is controlled by a sheet flow spillway that sheet flows across one of the adjacent pastures. The lake was stocked by the State of Oklahoma in 2010 and contains largemouth bass, bluegill and catfish.

Ducks and geese nest on the lake during the Spring, rest and feed there during Fall and Winter.

The immediate area surrounding the lake is fenced with an electric fence, restricting livestock from access to the lake and resulting damage to the lake embankments and water quality.

Hunting & Fishing

It's hunter's paradise and at least two of the small ponds are stocked with bass. The 7-acre lake was built in 2009-2010 and stocked by the State of Oklahoma with largemouth bass, bluegill and catfish.

More than half of the property has been restricted from grazing for almost 20 years and is strictly managed for wildlife. Deer are very abundant, we have seasonal turkey populations, hogs, small game, coyotes, bobcats, ducks and geese, bald eagles in the winter, and numerous species of birds.

Livestock Grazing

About 40% of the property consists of grazable areas with meadows that produce good quality hay.

Fencing

Several miles of fencing controls the perimeter of the property. The fencing includes multiple areas of cross fencing with gates and winter feedlots. The property is currently fenced to partition grazing areas to allow easy rotational grazing, also to segregate grazing areas from wildlife management areas and enclose areas occupied by structures and the lake.

Timber And Grazing

Property is about 50% wooded (hardwood and pine areas) providing significant marketable timber, and about 50 % open for grazing with meadows and pastures. There's an active annual grazing lease in place that is transferable to a new property owner. Meadows seasonally produce hay.

Sources Of Water

Multiple ponds, a major creek (Fobb Creek) several small wildlife water holes and manmade 7-acre lake. The property is connected to a community water supply (Sardis Water) for the potable water supply to the house and shop. There is a potable water well on the south side of the property. Current owner has never used or maintained the water well.

House

The house was constructed in 2009 and both interior and exterior were selected to minimize maintenance. The house is a wood framed structure with precast stone exterior supported on a slab on grade. The roof is a Mueller standing seam metal roof and metal flashing system. The interior finishes of the house are drywall paint and wood trim in the 3 bedrooms (master and two guest bedrooms), two full bathrooms (master and guest). The common living, dining and kitchen areas are white pine paneling and with a high vaulted ceiling. The flooring is all commercial grade tile. There are large closets in both guest bedrooms including a large laundry/storage closet in hallway to the master bedroom. There are two wood burning fireplaces in the house. One fireplace is in the living area and the other is in the master bedroom. The attic is finished in drywall and plywood flooring providing lots of additional storage space. Cabinetry in the kitchen is all built-in with electric appliances including refrigerator, oven/stove, dishwasher and microwave. There is also a solid built safe room centrally located in the house.

Geothermal Energy

The primary source of heating and cooling is geothermal system that develops heat transfer from a deep, vertical ground loop fully grouted in a deep well located in the grassed area to the North of the house. The well is several hundred feet deep and terminated into rock. During extremely cold periods, the heat is supplemented with heat strips located in the system cabinet. The geothermal system is an enclosed continuous loop that recirculates water for heat transfer to the deepest rock and soil. The circulation water in the system was pretreated with glycol to prevent freezing in the case of extended power outage should the house not be occupied during extreme subfreezing temperatures. The system keeps the house very comfortable during both the heat of the summer and cold periods of winter. The geothermal system is extremely economical to operate relative to a heat pump.

Shop

The shop is 40'x40' Mueller pre-engineered metal building supported on a reinforced concrete slab with perimeter grade beam and stub piers built in 2008. There is a single pedestrian door and two roll up doors. One corner of the shop is finished out as a small studio with tub/shower, toilet and sink. Heating and cooling to the studio is from a small through-wall heat pump. the rest of the shop is not heated or cooled. Lighting is provided by 3 large motion activated LED industrial lights. There are numerous electrical outlets around the perimeter of the shop. The shop security is monitored 24/7 by door, window motion detecting alarms and video cameras by ADT provider. The exterior is also video monitored.

Barn

The barn is a 40'x30' pole barn with sheet metal roof and sheet metal exterior on 3 sides of the structure. Plenty of storage for the gentleman rancher.
