These 3 acres of prime waterfront property located in the scenic and desirable town of Alna, Maine. The land has 725 +/- feet of frontage on the tidal section of the Sheepscot River with a view of the reversing falls.

LAND When it comes to purchasing a building site for your new home, location is everything. 34A North Old Sheepscot Road is tucked away from busy roads and traffic. It is protected from winter winds by a towering hillside rising over 300 feet in elevation just northwest of the land.

The property rises steadily from the river with about 50 feet in elevation gain. This dramatic rise protects the property from flooding and enhances the view potential of the reversing falls on the scenic Sheepscot River.

A beautiful stand of oak trees shades the property in summertime and give way to full wintertime sun. You rarely see a 3-acre parcel with this much privacy insured by nearly 700 feet of road frontage and more than 700 feet on the Sheepscot.

This land has been identified by a survey plan recorded at the county registry. This plan shows the building site area to comply with state setbacks from the road and water and shows the location of the latest soil test. A grandfathered fishing shack sets right on the riverbank and includes a stairway from the bank to the water's edge.

SHEEPSCOT River The 58-mile-long river originates from headwaters in Waldo County and flows freely through Lincoln County before entering the Atlantic Ocean at Sheepscot Bay. The reversing falls adjacent to the property are a favorite of kayakers practicing surfing and peel outs on the waves created by the strong tides.

Two river preserves in Alna have scenic hiking trails along the river. These are Trout Brook and Bass Falls Preserves, which have protected nearly two miles of waters and offer 4 miles of hiking trails. View bald eagles and countless songbirds along the trails.

Recent restoration projects have breached two dams on the river that previously blocked migration of anadromous species such as Atlantic salmon and alewives, opening many miles of habitat to these and other marine species.

ALNA This historic town of about 700 population, was incorporated as New Milford in 1794 and changed its name to Alna in 1811. A drive through Alna reveals small family farms and forests along the river. The antique homes of the area of Alna known as Sheepscot Village, show great examples of 19th architecture from the Federal and Greek revival period.

In addition to the river features and beautiful architecture, the town is home to a wonderful rail museum. The Wiscasset, Waterville and Farmington Railway Museum is located less than a mile from the land. Explore history in the museum and then take a ride in an antique passenger car pulled by a restored narrow gauge steam locomotive. The large town of Wiscasset is about 5 miles from the property and has all the conveniences and services you will need. Do you like seafood This part of Maine has some of the best.
