Hesperus is a small community located on US Highway 160 approximately 12 miles west of Durango, CO. The Amzak Quarry is between Hesperus and Durango, but is served by the Post Office in Hesperus. The subject property is an active gravel quarry. Consisting of 99.93 Acres. Price is The location is approx. 8 miles SW of Durango, CO. This quarry is near the Nighthorse lake which is now providing water for domestic use to a large undeveloped area to the south and west of Durango. Having the taps available is directing and encouraging housing development where Amzak Pit will be a central location. The special district that was formed to provide domestic water has received a grant to extend pipelines west and south. Several miles of new pipeline are already installed. Both Lake Nighthorse and Lake Durango the secondary storage lake are kept full per their agreement to provide domestic water. Within the sale of the Amzak Quarry, the seller is responsible to the buyer to deliver the active permit transferred from the current user to either the purchaser or his user. The permit allows crush and sell. A batch plant can be added. This quarry does not currently own a water tap, however, taps are being sold in this area now. Approximately 3 to 5 acres have been mined and sold to a depth of 30 to 50 feet. Bedrock is another 30 feet under that. So the gravel that has been crushed and sold over several years is a very small fraction of the total that is available. The testing that has been done reveals consistent gravel on the entire 100 acres. While the terrain is irregular, it is the opinion of the seller that an average depth of 75 feet over the 100 acres is a conservative estimate. Bedrock Trautner Geotech engineers core drilled to determine the depth of the gravel, quality and application. The core drilling was done in a number of locations, but particularly where the gravel had already been mined to 40/60 feet deep. Drilling went to bed rock. Thus the gravel depth was estimated as 70 to 90 feet deep as an average. With irregular and uneven surface terrain, we took a conservative number 75 feet deep as an average overall. This alluvial deposit is small stone with few larger than a man's head. The gravel is mined with a front end loader, so no blasting is required. History Approximately 12 years ago a contractor leased the property. Their base of operations was in Farmington, NM, some 30 miles south of this property, brought the permit to active status by complying with state and county requirements. Spending improving 2.5 miles of county road, lifted the overburden using it as a burm and a buffer to the properties adjacent. This was at a time when LaPlata County was experiencing a boom in the petroleum business. Through their history the company crushed and sold locally, but never tried to develop a share in the market since their focus was more on the Farmington, NM market where they owned batch plants as well as aggregate mines. In 2016 Old Castle acquired the New Mexico business holdings of the Lessee. The Lessee then subleased the Amzak Quarry to a local contractor who is using the property to crush mostly for use in their own business. In transition the buyer property owner can enter into a new lease agreement or become his own operator. With new growth underway in the Durango location, this quarry becomes a hidden treasure and the steal of the century.
