For sale are Tracts 4 and 5 of J. W. Frazier Survey , Abstract No. 214, Jack County, TX. This is a total of 318.384 acres, more or less. Location is approximately 1 mile north of the town of Perrin, TX, 76486 and approximately.6 mile north of the Perrin-Whitt Elementary School campus. The property is pastureland and two formerly cultivated fields. It is divided into approximately 6 different areas with fences. The only improvement on the property is a cattle corral in good shape. There are 4 stock tanks of various sizes, all of which contain large amounts of water. The barbed wire fences are in fair to good shape with some constructed with steel posts and others with wooden fence posts. There are several underground pipelines crossing the property, and there are a number of oil/gas leases on the property with associated land surrounding the sites for fixtures, tanks, etc. which support the production of oil and gas. Mineral rights are not included in the sale of the property. Gravel roads in fair shape cross the property and, for the oil and gas well locations, the gravel roads cross cattle guard crossings in good to excellent shape. There are numerous mesquite trees on the pastureland acreage. Aerial spraying of the mesquite trees was accomplished in August, 2018 with a fair to good kill ratio. Some trees have survived, however.
