Here's your Escape Route. If you have heard of Kennedy Meadows you already know what I mean. If you have not, let me introduce you.
In the Southern edge of the Sierra Nevada Mountains, in East Tulare County, CA, at 6500 feet elevation exists a quiet retreat for the nature lovers and a sportsman's destination for those who would fish, hunt, hike or ride. There are hundreds of miles of trails for hiking, horseback riding and off road vehicles. The PCT passes right through here. Amazingly, this is only a three hour drive from downtown Los Angeles. Head West off the 395 from near Inyokern and make your way up to this wooded, green Sierra Mountain refuge. A caution: There is another Kennedy Meadows, completely unrelated, further up the 395 and closer to Mammoth. This is not that.
This property measures 166 by 671 feet for a total of 2.56 acres. It is a fairly level parcel and is quite wooded on the East half and covered with manzanita on the West half. There are a few houses within a couple hundred yards, but this is a quiet area. From the aerial shot it appears there is a road that cuts diagonally across an area more in the center of the property, however, it is just very old and really not discernible from the ground.
Utilities are limited. There is phone service and high speed internet. Property owners rely on septic systems, propane tanks and generators, solar panels or windmills for power. With increased interest in off the grid living there are quite affordable set ups for powering properties like this. This is a well water area. Fortunately the water table is at 280 feet - quite shallow. Snow is plowed off the main roads in the winter. This area would easily accommodate a trailer. Clearly, there is no mandated period of time by which the property needs be developed.
There are two ‘social hubs' in this area: First there is Grumpy Bears Retreat Restaurant, Tavern and information center at 98887 Kennedy Meadows Rd. They have events during the year such as BBQ cook offs, tractor parades, Chillie Cook-offs, catfish fry's, etc… Then further up a ways is the Kennedy Meadows General Store and restaurant at 96740 Beach Meadows Rd., where you can get all your gettins. If you've seen the movie or read the book “Wild” the main character, Cheryl, spends some time at the location where she gets valuable advice and insight. There is also a property owners association, although there are no mandatory HOA fees. I can't include their web site here but you can do a search for Kennedy Meadows Property Owners and Associates.
The legal ingress and egress for this property is through the southern two properties off of “The Other Road” below it. This needs to be developed but is documented in Deeds of record.
This location is also only a few minutes away from the Porter Ranch and Sacatar Meadows Airport, both private dirt runways.
