60 Acres Timber & Farmland 2 Ponds : Greene : Chenango County : New York

Land Description

60+ acres with Timberland, 2 ponds, stream, open fields and views in Greene NY, Chenango County.

The serene hillside and distant valley views from the fields running up to the road belie the rugged nature of this exciting property. If you want to walk around all of it, don't come in your shorts and sneakers. I came out with torn pants and scratches but I loved every moment and every new perspective. From one 8 acre field (that would make a beautiful building site) you can dive into a 4-acre apple and brush covered patch so thick I had to crawl along the game trails winding through it. Fantastic deer and small game cover. Then I broke into another small hidden field that would make a super food plot. This field ran down to a stand of older maple and then into a stand of giant white pine down near the stream. A great spot for a little cabin. One tree, in particular, was the most massive tree I have ever seen. You could build a tree village in it. It looked to be 14 ft. or more in circumference at chest high.

Then I saw the sparkling stream. This portion of the stream ran wider and slower than most of the streams. I watched a merganser search for minnows and perhaps a small brookie. The stream was cool and clear and only a couple of feet deep and it turned into a shallow, more rapid flowing brook as it crossed the property.

On the opposite bank and running up the hill I walked through a stand of older hemlock, some ash and then into some more maple with deer trails running through them. Then back down to the stream and more thick cover and finally back out towards the road and another field with two large ponds. I'm told the ponds hold bass running as large as 4 lbs.

This 60-acre haven has more variety and good cover than most 100+ acre parcels. It could and does hide a lot of game. As do some nearby large state forests.

The historic town of Greene is only 10 minutes away and Binghamton less than 30 minutes away.
