In the summer, yes it gets hot and humid, with high temperatures in the 90's. On the other hand, wintertime overnight lows are mostly Above freezing, with days in the 50's. There's lots of summer rain for all the greenery. January is the driest month with virtually no snow, so it is a fun treat when it occurs.
Frontier Shores is halfway between the Dallas/Fort Worth Metroplex and Wichita Falls, in the slightly rolling, rural, northeastern Texas uplands. There are farms and woods, yet 3 casinos are an hour's drive away, just across the Red River, in southern Oklahoma.

Bowie, zip code 76230, as stated, is the unofficial financial and activities center of Montague County. The governing center, the county seat, is the aptly named town of Montague, with a population of only 700, at most. That's why Bowie has more services and shops than you'd ever expect, providing for people 20 miles away in every direction. No, there's no local television station and the AA minor league baseball team, the Bowie Baysox, is NOT located here. Bowie, Maryland, with the identical name, and pronunciation, Boo-wee, is near the Chesapeake Bay, and gives that Baltimore Orioles farm team its Bay socks name Sorry.
Bowie also has no bars, pubs, or nightclubs. There are no liquor stores. It's a dry town.
BUT, here's what you Will find in Bowie, Texas
There's the WalMart Store already mentioned above. There's a brand new, luxurious high school, completed in 2009. There's a branch campus of North Central Texas College that offers courses in 55 different subject areas. Picture yourself coming to enjoy a weekend at your lot by the lake and being able to attend a Saturday college class 15-minutes away.
The town has a municipal airport with a runway 3,600 feet long. It's daytime use only, with no control tower, and no lights. Bowie has a club for enthusiasts of radio controlled planes and cars, a furniture store, an art gallery, a Veterans of Foreign Wars VFW building, a Masonic Lodge, a bakery, 5 beauty salon hair cutting and styling shops, and 2 beauty-salon-only shops.
There's an Ace Hardware store, a Tractor Supply Company store, a total of 8 motels or bed-and-breakfasts, 2 cable television offices, 3 cellular telephone offices, 4 churches, 2 computer stores, 4 dentists, 4 doctors a.k.a. physicians and a chiropractor, 5 nursing services, and the Bowie Memorial Hospital. There are 3 drugstores 1 has home care supplies, as well as a dry cleaner and laundromat, 3 motorcycle shops, along with a taxi and delivery service.
Bowie, remember it's a town of only 5,000-Plus people, has 3 municipal parks with baseball diamonds, tennis, basketball, a public swimming pool, and a municipal golf course, too. Bowie has 2 newspapers and 2 radio stations, 10 total restaurants with fast food included, 2 spa's, 2 propane suppliers, 9 gasoline stations, a welding shop, plus 4 trailer sales and repair locations.
There's an antiques shop, a stadium for the annual Western Heritage Days rodeo, and a little family-run winery is in nearby Forestburg.
Wow. There's also most probably something missing from the list, although we checked it twice just like Santa does at Christmas.
The multi-lane expressway, Route 287, makes Fort Worth relatively close to Frontier Shores, just over an hour's drive. Most of Dallas is more of a two-hour long drive Driving distances within surrounding Texas are 50 miles to Witchita Falls, with Sheppard Air Force Base, 55 miles to Denton, 75 miles to Fort Worth, and 110 miles to the center of Dallas. To Oklahoma, it's just 15 miles to the Red River, the border of Oklahoma, but it is 145 miles to Oklahoma City.
Silver Lakes Ranch is an adjacent community with private entrances, 24-hour security, a clubhouse, tennis courts, and its own swimming pool, etc. The lots there are from 1 acre in size, on up to 6 acres. Large lots are currently priced at over $8,000 an acre. Along the shore of Lake Amon Carter, lots are as much as $30,000 an acre. Your 1/6th acre lot in Frontier Shores is barely marked-up in price, by comparison, at the $1,998 Buy Now price, is it
The lots at Frontier Shores vary from a few that are wide open, to partly wooded, to heavily wooded. Their 7,200 square feet of area is 0.17 acres, again, that's about 1/6th of an acre. There are single-family houses that have been built in the subdivision, as well as mobile homes, and lots where the owners come for camping only. Some lot owners bring their RV's for a few weeks, several times a year, rather than spend their vacation time and budget at expensive RV parks.

Frontier Shores' nearby town may be named for Jim Bowie, the famed frontier character who invented the Bowie knife along with his younger brother Rezin. Jim Bowie briefly lived in the vicinity around 1830, before moving on to what is San Antonio today, site of the famous Battle of the Alamo in 1836.
The old downtown of Bowie has Spanish influenced architecture, straight from the Mexico of the 1800'S. This adds flavor to Bowie's Welcome sign, signaling visitors to stop and simply take a picturesque historic stroll. Every realtor's description seems to say how the people are especially friendly, the traffic is especially light, the schools are especially good, etc. For Bowie, the first two do indeed appear to be true.
More beneficial history for Bowie comes from the old Chisholm Trail. Part of what was actually a grouping of cattle trails passed right by Bowie. There's now a small commemorative monument. During the Civil War, the War Between the States, Texas Longhorn cattle were driven north to the railroad, for sale in the East. After the great war ended, with the construction of the Transcontinental Railroad, yet more cattle were driven north. John Chisholm's name was later applied, as though one single trail, created by one single person, took all the cattle from all around Texas north through the Indian Territory that is today's Oklahoma, on to Kansas. because Missouri was off limits
For Bowie, as a consequence of all the cattle drovers passing by, farmers and ranchers began gathering outside of town to meet them soon, residents joined in on the second Monday of every month for trading horses and mules. In 1890, this officially became a Tradin' Day, or Trades Day. Now, it has become an open-air flea market that covers 5 acres.
Some more details about your lot
Although there are no lakefront lots, as the Frontier Shores name implies, and no beaches, the boat ramp is within 1/2 mile of ANY lot. So the lakeshore, and walking beside the lake, or having a picnic, really are always available.
The roads in Frontier Shores are all hard-surfaced, unpaved improved roads, not unimproved dirt roads.
There is to be electric service for every lot. You can have a secured circuit breaker box and some electrical receptacles, you know, sockets, mounted on a pole next to your service drop utility pole. Perhaps you can also mount a floodlight above, or have one installed. Imagine being able to turn on the lights when you'll be able to switch your power on and off as you visit your lot, day or night
You can bring your own water to use for camping. Or else, you can purchase an onsite well and septic system. Fresh water wells in the area surrounding Frontier Shores and Bowie use the Edwards-Trinity aquifer system. Overall, residential water wells in America average about 100 feet deep. Wells completed in the local area, in the sand aquifer below, are from 110 to 150 feet deep. You'll spend less than $3,000 total, for your well.
The soil is NOT farmland quality. It has good qualities for building roads and houses upon, but most lots have soil that requires special amendments and extra expense for the creation of a septic drainfield. However, the lots are so cheap, so many other costs are cheap, you'll find this one above average cost is acceptable. It is only necessary when you decide to get a water well drilled and build a permanent home.
All Frontier Shores lots are buildable, at any time any owner chooses. There are NO property owners' association fees, NO homeowners' association fees, and permits are cheap. The building code and ordinances are not at all strict and costly, like in large cities, or within Bowie, for that matter.
Hunting is available outside of the community, for white-tailed deer, rabbits, squirrels, quail, doves, and turkey. Golf at the well-above-average rated Top of the Lake Golf Country Club, as well as the municipal course in Bowie, is available, too. Generally, buying a cheap lot, going fishing, going boating, enjoying watersports on the lake, that's what has been the basis for Frontier Shores.
Montague County has grown rapidly since the 1990'S, but is still small in total population. Outside of Bowie, the population density in the rest of the county is just 14 people per square mile. Yet, as you are seeing, inside the town of Bowie there are resources, amenities, and a quality of life that any business or family will find desirable. It's a modern, bustling community which has also retained the feel of its Old West heritage.
There's a unit of National Forest, akin to a National Park, known as the Lyndon B. Johnson National Grassland, just a few miles southeast of Frontier Shores.

Some more details about the lake
Amon G. Carter Lake, also called Lake Amon G. Carter, is a two-part man-made reservoir lake. It's serpentine, or shaped like a snake, with over 20 miles of shoreline surrounding about 3 square miles of water surface, and a maximum depth of 50 feet. The level of the lake is maintained at 920 feet of altitude. Water skiing, jet skis, para-sailing, they're all allowed, People have been doing a great job of sharing of the water for several decades without conflict. There are no policemen assigned to the lake, no park rangers, no state game wardens, none at all, not yet. It's quite amazing.
Sharing the water's surface can be difficult on a crowded weekend, but the more basic rowing, rafting, sailing, and enthusiasts of the Exemplary Fishing use the smaller second portion of the lake. Skiers and the like, use the middle of the bigger lake. Swimmers and canoeists stay towards the shore. Other activities include camping at lakeside and picnicking. Bring your barbeque grill.
Lake Amon Carter, it must be noted, is a reservoir. In times of drought the boating has, on a few occasions, been curtailed, or completely forbidden. Still, the lake generally provides an amazing variety of waterborne activities.
There are jet ski rentals but no fishing boat rentals yet.
As alluded to above, Lake Amon G. Carter is actually two lakes in one. Normal water clarity and water level fluctuation are both moderate. There is no significant aquatic vegetation present, even in the shallower, muddier, smaller second portion of the lake. Predominant fish species are channel catfish, largemouth bass, and crappie. The original lake was completely impounded by 1961, after the dam was built in 1956. It has a different habitat than the 500-Acre extension, created in 1985.
The habitat of the old lake is characterized by the rocky shoreline, main lake points, cattail beds, and some standing timber in the upper end. The new portion of the lake is characterized by lots of standing timber and some weed beds along its shoreline. Both parts of the lake have stone riprap along their respective dams, providing excellent cover for some fish.
The 20-foot tunnel that joins the two lakes also provides good cover for some fish and can be so romantic at night. The catfishing is great in June. Channel and Flathead Catfish can be found almost any time, just about anywhere in this rocky, larger portion of the lake. Two access ramps are available. Selma Park, off Texas 59, also has campsites. No camping is available at the Big Sandy Creek Access Area, off FM 1125, near Frontier Shores.
Some details about the fishing at Amon Carter Lake
Largemouth Bass is best caught during the fringe seasons, in the spring and fall not too hot, not too cold. To fish for the Largemouth Bass, remember how Amon G. Carter Lake is really two very different lakes side-by-side.
The old side, the original smaller lake, stays moderately muddy and the fish stay shallow. Start with a pumpkin chartreuse tail worm and white/chartreuse spinner bait. Key on the rocky points and boat docks.
The new side is normally clear with a lot of brush and timber. If you are looking for a big bite, stay in the new lake and drag a Carolina Rig with a June Bug, or Blue Fleck Worm.
Catfishing is great in June, especially if there is some spring rain to make stream runoff. Channel Catfish like to feed in flowing streams or along windswept shorelines. Use live crawfish in these areas or try drift fishing chicken livers or blood bait across open flats near creek mouths. Channel and Flathead Catfish can be found almost any time, just about anywhere on this rocky lake. Flatheads like live bait such as bluegill or other sunfish, but Channel Catfish prefer punchbait.
Crappie are best in the winter/spring when they school tightly for spawning. Jigs and minnows fished around standing timber is a sure bet. Many local anglers target crappie in the old lake which has lots of submerged brush piles, especially around boat houses. Jibs are best with stained water, but get you a bucket of minnows if the water turns muddy.
White Bass are relative newcomers to this lake. They school at the surface chasing shad in the summer and early fall. Try trolling with a medium diving crankbait that mimics a shad.
Sunfish, or Bream, are best caught during the summer when they congregate around brush, boathouses, or piers. A small hook that has a live baited flugenwumper, topped with a live earthworm, topped with a sizable cork is a surefire way to fill your creel to the brim, with bream. These are good eating, too.
Some biography about Mr. Amon G. Carter
Amon G. Carter, Sr. December 11, 1879 - June 23, 1955 was the creator and publisher of the Fort Worth Star-Telegram newspaper. He was a nationally known civic booster for Fort Worth, Texas, ever the classic cowboy Texan. He was a friend of the famous Will Rogers. Later, he was a Lyndon Johnson acquaintance and supporter. Amon Carter came to believe smaller Fort Worth was the underdog and better than the larger Dallas, next door.
After his mother died in 1892, young Amon had moved away from his remaining family, to live in Bowie, Texas, where he supported himself with a variety of odd jobs. He found his calling working as a salesman, then went to Fort Worth to sell newspaper advertising space. In time, he became quite a Texas media mogul.
Amon Carter helped to found Texas Tech University. To a lesser extent, he helped TCU Texas Christian University with donations.
Summarizing the property's details

Electric service is in the subdivision, but not to every lot as yet. Again, we strongly suggest you contact the county to determine the suitability of this land, making 100 sure it meets your intended use.
Roads There are TWO all-weather paved county roads, Farm-to-Market Road, 1125, FM 1125, for short and the endearingly named Bugscuttle Road comes from State Route 59, leading into the opposite ends of Southwood Street. Within the subdivision, there are improved hard-surfaced roads.
Power Electric service is into the development site and to most of the lots, but we are not sure if electricity is at this particular lot, right now.
