Land Description

Location: The historic Runkles Ranch is located in southwest Coke County. The ranch is approximately 35 miles northwest of San Angelo and 15 miles southwest of Robert Lee in an area where the Edwards Plateau and the Rolling Plains ecoregions overlap. Land: The ranch has sweeping canyon views from the prominent divide. The habitat across the landscape transforms dramatically from mesquite flats, to rocky, cedar covered slopes and down into the beds of the canyons. There is a dramatic two hundred-fifty feet of elevation change across the property, from the lower reaches of the canyons to the summit of the divide. The Seller has discovered a three room cave on the ranch. Water: There are six wells on the ranch, as well as a spring flowing from a hillside cave.  One of the wells has a solar pump and two have windmills, while the other two wells are served by electricity.  A new well has been completed as is estimated to produce 50 gpm but does not have a pump installed at this time. Improvements: There are two established sites with water and electric hookups for recreational vehicles; one of which has approximately a 30 ft x 30 ft metal cover. Electricity is provided by Concho Valley Electric Co-Op. There is a Verizon phone line on the ranch as well. The perimeter fencing varies, with some portions being constructed of net wire and cedar posts while others consist of recently installed steel pipe, t-posts and five-strand barbed wire. There is a rustic hunter's cabin located in the bottom of the larger canyon. Additionally, there are numerous exceptional building sites strategically situated across the broad expanse of the property. Minerals: Seller owns mineral interest under 2491 acres +/-.  Level of mineral interest to convey will be negotiated with acceptable offer. Wildlife: The habitat on the ranch provides vital dense cover for a variety of game. Wildlife that inhabit the area include white-tailed deer, feral hogs, rio grande turkeys, as well as mourning doves with some bobwhite quail, coyotes, bobcats, and a variety of other varmints. Minerals: A portion of the mineral interest held by the Seller, may convey with an acceptable offer. Property Summary: Escape to the haven of Runkles Ranch and take in the stunning divide vistas, while exploring the rugged terrain or hunting free ranging wild game. Forge your dream ranch in this hill country north setting. It is truly the blank canvas so many discerning Buyers are seeking. If this sounds like what you have been searching for, give me a call.
