The Lodge

The lodge sits on the north side of County Road 350 with gated access on 18.75+/- acres. Consisting of 3,800 SF under the roof with 2,500 SF heated and cooled, the building was built in 2018. It has 4 bedrooms and 4.5 baths. Fully furnished, each bedroom has two full beds and its own bathroom with twin sinks and a shower. The kitchen and living area utilize an open floorplan making it the perfect place for fellowship and gathering. The kitchen comes with modern, stainless-steel appliances including an icemaker. One great part about the lodge is that its fully insulated, making it very economical to heat and cool the rooms. Each room is outfitted with its own mini split unit. Moreover, the hot water is heated using a tankless water heater. On both sides of the lodge are 600 SF garage bays with roll-up doors. Each bay also has doors to both the exterior and the interior of the lodge, making it an ideal place to park side by sides and get ready for the mornings hunt in an insulated environment.

Outside the lodge is a large gravel parking lot with plenty of room for trucks, trailers, and equipment. On the west side of the lot is a 600 SF pavilion/equipment shed. The pavilion has a tiered/vaulted roof to allow smoke from a firepit to exit the structure. Right next to the pavilion sits a raised metal dog kennel with four pens.

The Hunting

The majority of the property lies on the south side of County Road 350 consisting of 996.21+/- acres with 989.19 acres enrolled in a Wetland Reserve Easement WRE in 2018. The ground makes a massive footprint on the flyway and has been developed specifically for deer and ducks. With one 6 electric submersible well and two 10 diesel turbine wells, a large part of the property can be artificially flooded for duck season. The water feature improvements include a 17+/- acre pond, stocked with catfish and bream, and 243+/- acres of moist soil units complete with water control structures. Several duck blinds are already on the property and have been the location of many incredible duck hunts. With the moist soil units spread over almost 1,000 acres, Flatland Flyway can be hunted throughout the season in a manner that gives ample rest to the waterfowl. Moreover, the whitetail deer hunting is second to none. With established deer food plots throughout the land, its easy to hunt large bucks on this tact. Just a few years ago a whitetail buck was killed on this property that scored 171 3/8, wining the Big Buck Classic in Phillips County. Also located on the very north end of the land, just above the lodge, is a 7+/- acre dove field, perfect for those early fall dove hunts. The field has been planted in sunflowers annually for several years.

Nestled in the heart of the flyway between the Mississippi and White Rivers, Flatland Flyway is in an excellent area for waterfowl and whitetail. Ducks traffic between the two rivers during the fall and winter months coming to Flatland Flyway along with several notable clubs and farms in the area such as Big Woods, Carnathan Farms, the Blood Moon Blind, and the Cannon Farm. The property is located on Lick Creek which flows into Big Creek just a couple miles southeast of the property. From there Big Creek flows into the White River.
