An ideal investment opportunity with income from Conservation Reserve Program, good access due to location, and possible irrigation development.
This property is enrolled in the Conservation Reserve Program until September 30, 2032. In the past 240 acres were irrigated, but it has been enrolled in the CRP since 1985, so no farming has taken place since then. The property has one irrigation well with casing and pump, but condition of pump is not known. There are also two domestic wells on the property. One has a submersible electric motor and pump (condition unknown), and the other well has no pump (was useable at one time, but current condition unknown).
Water levels in the three water wells were measured by the State Engineers Office in June of 2019. They are as follows:
1. Irrigation well at approximately 105.24 ft.
2. Well at headquarters approximately 111.52 ft.
3. Well at far east side of property 134.26 ft.
Farm Service Agency office in Tucumcari indicates the property has a 940.6 acre Grain Sorghum base if the property is not enrolled in the CRP program and establishing a farming operation is desired.
There is a very useable set of pipe corrals which was used for pre-conditioning yearling cattle at one time. The pens are located at the headquarters with a loading chute and concrete feed bunks. There are two small outbuildings, each useable, at the headquarters, but no home.
The farm has a very well established stand of grasses due to being rested and not grazed for many years making it an excellent habitat for wildlife. Pronghorn, Blue Quail, Coyotes and Mule Deer are often seen and some really nice trophies have been taken in the past.
The property fronts Burlington Northern Santa Fe railroad for approximately 2 miles which contains a railroad siding, which could allow for installation of a railroad spur, should an operation requiring access be located there.
