The entirety of the property is woodlands, with the majority in two stands of well-managed loblolly pine. 60 acres were planted in 2016 and 70 acres in 2017. Logging roads provide interior access, which could be improved and expanded for vehicle/ATV access throughout the property.
The tract has gated access from Davis Road, which is a dirt road along this tract's frontage. Utilities do not currently reach this section of Davis Road, but you could establish a primitive hunting camp and utilize solar or a generator for power.
You can be in historic downtown Abbeville, SC in 15 minutes, and Anderson, SC and Greenwood, SC are each 30 minutes away. Rocky Knoll Sporting Clays is just 2 miles away, offering weekend shooting opportunities. Public boat ramps are 20 minutes at Lakes Russell and Lake Succession.
