Land Description
Sandy River flows across the back side of this timberland property in a secluded section of western Chester County. The river makes part of the tract's western boundary and part of the boundary crosses to a short distance on the other side of the river. The land is mostly covered by loblolly pines planted in 2019. These genetically advanced seedlings are well spaced and free to grow with little woody competition on site.
Mature hardwood covers about 57 acres. About 45 acres are in the bottomlands along Sandy River with the balance along other, smaller waterways and in upland patches. These trees vary in age but are generally more than 50 years old. Red and white oaks, yellow poplar, sweetgum, and red maple are common. Cottonwood, black walnut and hackberry are also found in the bottomland.
Currently the tract is all wooded with no significant openings. The land lays gently in many areas and much of the land that is now in planted pine could be used for large food plots, including some bottomlands.
The surrounding area is large, timberland tracts. No houses are near the property. No electric lines are nearby. Any improvements would be off-grid.
The property is accessed via an unimproved, dirt road which runs about 1.6 miles over neighboring landowners on a 30-foot-wide deeded easement from Hwy 72. Some sections need to be smoothed and widened. As is, a Jeep or other small 4 wheel drive vehicle can travel the road when dry. The property is not accessible in wet weather. Gate is kept locked where access road leaves Hwy 72.

The town of Chester is about 11 miles away and offers restaurants, doctors, churches, and several stores including hardware, Tractor Supply, and Food Lion Grocery. The tract is about 31 miles from Rock Hill, 57 miles from Columbia, and 59 miles from Charlotte. All distances are approximate road miles to the center of town.
