West Flat Creek Ranch has been a working ranch for many families throughout the years. The 120 acres is fenced and divided between pasture and wooded areas. The 106 acres of pasture is used for grazing cattle and growing bermuda/dallas/clover grass for hay. Poultry litter is used to fertilize the pasture that will bring in lush green grass. The large barn has electricity and there is rural water that runs via 3/4 pex pipe to the middle of the property. The road through the property is graveled and yearly rainfall runs around 41 inches. The back 14 acres is wooded with mostly mixed hardwoods and West Flat Creek runs through the wooded area and normally always has water in it. Wildlife is abundant with deer, turkey, some geese and a small amount of hogs from time to time. While the State Highway borders the south portion of the property, it does not see a high volume of traffic at all. The neighbors or very friendly and it's only 50 miles to Hochatown, OK for various forms of entertainment. Foreman, AR is only 3 miles east and is the birthplace of country artist Tracy Lawrence.
