Land Description

NYS open fields and forest land, bordering NYS Land with trout stream and beaver ponds For Sale A small brook winds its way through this half-wooded property, its final destination being the beautiful Point Rock Creek. Major tree species found in these woods include native sugar and red maple, black cherry, yellow birch, quaking aspen, white pine, red spruce and balsam fir. There is no evidence of recent timber harvesting. Hawthorns, apple and red osier dogwood are the most prevalent trees and shrubs found in the farm fields and retired pasture that make up a third, ~16.7 acres of the property. Beaver ponds occupy ~8.3 acres and the remaining ~26.6 acres are forest. Gently rolling best describes the terrain. There are several locations on the property with a scenic view where one might choose to build a house or seasonal cabin. Softwood trees on the property could possibly be used as the source of lumber. Electric and cable utilities are available roadside. A successful perc test was performed prior to purchase in 2006. The property is subject to 'Protective Covenants' as described in the deed as well as the subdivision survey map which is included under 'Disclosures' with this listing. The survey map also shows those areas designated as Freshwater Wetlands with adjacent 100' buffer zones where permits are required before proposed site changes begin in those areas.

The gem of this Tug Hill property are the beaver ponds and stream which is a tributary to the trout stocked, Point Rock Creek. Wildlife sign is abundant, with whitetail deer being the most prevalent big game animal, evidence being a snorting buck annoyed by my presence near one of the beaver dams. A ruffed grouse flushed from a thick evergreen thicket during my visit. Woodcock, turkey and snowshoe rabbit are other game species one might expect to encounter in this area. Big and small game hunting and fishing are popular sports for outdoor enthusiasts in this region, with numerous locations for hunting blinds and stands on this property as well as on the adjacent State Forest land to the south. This parcel is located near the core of one of the most popular snowmobiling destinations in the Northeast and lies just.75 miles east of the main corridor snowmobile trail C4b. ATV enthusiasts can park and connect to all the major trails from an access point on the Fish Creek Road at the Tug Hill Hideaway, ~3.5 miles north of the property. Two popular recreational destinations nearby include a 15-minute drive to the Snow Ridge Ski Center in Turin and a 20-minute drive to Whetstone Gulf State Park. Grocery, hardware and department stores in Lowville and Rome are but 30 minutes away.

People from all over come to Lewis County for its great outdoor attractions, rural atmosphere and friendly, welcoming residents. It may be here that you find the true meaning of rest and relaxation.
