A farm in days gone by, this productive tract was planted or naturally regenerated in timber years ago. There are currently 28 acres of recently thinned pine sawtimber, 22.5 acres of heavily stocked planted CRP pine approaching sawtimber size, 48 acres of natural hardwood creek bottoms, and 50 acres in six recently harvested pockets awaiting replanting. These varying timber types are well dispersed and integrated into each other, leaving tons of good edge habitat for wildlife.
This tract has good dirt. Good dirt grows great timber, and good dirt makes the production of wildlife food plots easier and more efficient with better nutritional results. A report below details information on soil productivity for trees (loblolly pines) and crops (soybeans) to aid a prospective buyer in evaluating land quality. This tract is definitely above average.
The current owner has a Conservation Use Valuation and Assessment (Cuva) covenant on this farm. If the new buyer qualifies, this can be passed on at closing. This covenant lowers annual property taxes, which are only per year as a result. The current Cuva is set to expire in 2025.
The 22.5 acre stand of trees shown as "Crp Pines" on the map are currently in the Conservation Reserve Program with Usda. This program provides an annual payment of until 2031 in return for the owner not harvesting the stand until that time. This annual payment more than pays the annual taxes. It may be possible for this benefit to pass to a new owner at closing if this Usda contract is assumed.
The 50 acres shown as "Total Harvest Area" on the map were just cut in 2022. These areas already contain a fair crop of saplings, but full timber productivity would best be restored by replanting these areas. With all the focus on environmental issues, public funding is beginning to shift into tree planting programs, and a new owner would be encouraged to investigate these opportunities through the Usda Farm Service Agency and Natural Resources Conservation Service offices in Waynesboro.
