Here's a great group of properties that you might want to grab for your portfolio.

The Rio Del Oro subdivision is one of the Rio Communities. The Communities are conveniently located only a short distance from the city of Belen, the county seat of Los Lunas, Interstate 25, and Albuquerque. The beautiful Tierra Del Sol Country Club and Golf Course is close to Belen where you can enjoy a round of golf on a great course. You also will be close to the beautiful Rio Grande River. The University of New Mexico, Valencia Campus is only a few miles away and it is one of the fastest growing schools in the state.

The main population of the area is along the I-25 corridor. The Rio Communities lie to the east and extend for several miles. They vary from the most built up properties closest to Belen to the most remote properties in the eastern section, which is closest to the beautiful and huge Manzano Mountains.

Facebook's new billion dollar data center complex in Los Lunas opened in 2019, and has added a lot of good jobs to the area. Facebook is expanding the complex with an additional five buildings, and this mega data center is attracting other high tech companies to the area as well. At the very next exit to the north on I-25, they are in the final phases of a large 1,500 home subdivision. Another developer has purchased a 6,000 acre tract near the same exit and is developing it. Valencia County's population has grown an unbelievable 46% in the last 10 years alone. The city of Belen already has a population of 6,900 and the "Rio Communities" have another 5,800. This area is rapidly growing in value and popularity. A new Interchange off of I-25 is in the works. This project in conjunction with a new east-west corridor will connect I-25 to State Highway 314, across the Rio Grande River and then on to State Highway 47 where these Rio Communities are located. The bypass will make the Rio Communities more accessible and create more traffic through the area. The Rio Communities are currently the last large vacant tract of land in the area and with easier access, growth will be coming this way.

These properties are in the mostly undeveloped Rio Del Oro subdivision. They are Unit 12, Block 10, Lots 10, 11, and 12. If you are one of the many people becoming excited at the activity in the Los Lunas and Belen area lately, you might want to grab these up as an investment stocking stuffer.

Each lot is approximately 0.25 acre. You can leave them as they are in anticipation of rising real estate prices, or you can combine them to have an approximately 0.75 acre property that you could choose to build on now if you desire to do so. Utilities have not yet been run all the way into this area which is why we can still offer these lots for such a low price.

Lots 10, 11, and 12 are only about a mile from the Manzano Expressway. They are on the cul-de-sac of platted Kemper Street, and are less than 1/3 mile from a platted elementary school / community center / park site.

Look at this closely as a potential investment. For now you can even use it as a camping or RV site while visiting the area to enjoy those legendary Manzano Mountains views. There are no municipal utilities available to these properties at this time, and if you want to build a residence you will need to combine the three lots into one property to give you enough land for a residence and a conventional septic system.
