Iron County is in southwest Utah. This is an area of great natural beauty. It's a great place for biking, hiking, climbing, sightseeing natural wonders, and visiting historic mining sites. Local attractions include the Cedar Breaks National Monument, Dixie National Forest, and the Frontier Homestead State Park Museum. Cedar City hosts the annual Utah Shakespeare Festival in two grand theaters.
These are three adjacent lots, each one is approximately 0.16 acre. They are Lots 15, 16, and 17 in Block 47 of Beryl Townsite. Beryl Townsite is an undeveloped subdivision, about 15 miles northeast of Modena and 35 miles northwest of Cedar City. There are mountain views in virtually every direction.
These lots are less than a mile west of the North Beryl Highway, and there is a platted road (N 700 W) on their east side. The old Union Pacific line is nearby. You can leave access as it is, or you can improve it by re-grading it.
There are no available utilities, and by themselves this group of lots is not large enough for a residential building permit. However, you can camp or RV there for 16 days at a time while holding them for investment. We are not locals, but there seems to be a lot of interest in this area lately and prices are increasing. We are deliberately pricing these low for fast sale.
These lots are zoned A-20, so as long as you get a permit you can have a structure that you can use for storage.
