Wilson County, KS and specifically the area of Wilson County surrounding Fredonia, has a long standing history of producing some of the best trophy whitetail's in the Eastern part of the state. Quality habitat mixed with quality management over large areas of the county has proven time and time again to be a winning combination for herd management. This property is a prime example of that management strategy.

Located just 6 miles Southwest of Fredonia, this 230+/- acre farm is going to be one that any whitetail deer hunter is interested in. Consisting of 50+/-Acres of tillable and the remainder in timber and broken pasture, combined with minimal hunting pressure over the past few seasons, and it is easy to see why the seller expects for there to be at least 4 deer on the property this fall that will score over 150.

The 50+/- acres of type I soils lies on the East side of the property and is currently being cash rented to a neighboring farmer, providing ROI as well as a destination food source for wildlife. Most recently in a Corn/Soybean rotation, and currently planted in Soybeans, the agriculture is sure to help attract wildlife, while also providing the typical bed to food hunting strategy.

As you gain elevation and move through the Ag to the West, you will come to a large terrace that separates the timbered area from the Ag. This is where you will also find the large 1.6 acre pond that also attracts and holds waterfowl. With multiple other low lying areas adjacent to the pond along the terrace, the ability to increase the waterfowl attraction with additional duck holes or marshes does exist.

As you enter into the timber, you will immediately notice the mature timber in the bottoms. Consisting of both hard and softwoods, there are some very large red and white oaks in this area, that again attract wildlife. Multiple stand locations for both the rifle and bow hunter take advantage of the natural drainages that run off the hill as well as good crossing locations for wildlife to access the agriculture.

From these bottoms as you travel West, you will really begin to gain elevation to reach the top of the hill and the mostly red oak hardwood ridges. Here you will also find the clearing with the rustic storage shed located in it. This area makes for a great equipment staging area in the preseason, as well as an excellent vantage point to scout and watch the bottoms below.

To the north of this area is one of the larger clearings on the property that has been used as a food plot in the past, but is now used as a supplemental feeding area. With thick escape cover surrounding it, as well as being close to the center of the property, this area has proven to be an area where mature bucks feel comfortable moving during the day, as well as being the highest elevation on the property.

The West part of the property, has more of the small natural clearings of broken pasture, as well as multiple mature red and white oak trees surrounding them. This is a preferred area for the turkey that call the property home, as well as there being two established food plots, and a supplemental feeding area.

A well kept internal trail system allows you to access the entire property, including the 5 ponds, via UTV and also leads back to the gated camp area. The camp area sets in the Southwest corner of the property and includes a large graveled lot, as well as full RV hookups including, rural water, electricity, and a septic system that you can hook into directly.

At 230 acres, the property qualifies for two guaranteed nonresident landowner deer permits. The perimeter is fenced and/or easily definable, and all mineral, water, wind, oil and natural gas rights will transfer with no current leases.
