This property truly has a little bit of everything. This tract would be an excellent recreational property with the added incentive of being a timber investment. There are 60 acres +/- of pre-merchantable loblolly pine plantations, the plantations on the south end of the tract are in their 4th or 5th growing season, the plantations on the north end of the tract are in their 8th or 9th growing season. The 88 acres +/- of merchantable pine plantations on the north and south ends of the tract are approximately 25 years of age. The hardwoods on the property account for 157 acres +/-, most of which lie along the banks of Lindsey Creek. The hardwoods consist of bottomland species such as gum and poplar, with stands of white and red oaks on the higher ground. Site index across the majority of the acreage of the tract for loblolly pine is 85.
