Location

The Camp Dix tract is located approximately eight miles east of Beattyville, Kentucky off HWY 52. The terrain varies from rolling to steep hillsides with sandstone cliffs along the eastern side of the property. The Daniel Boone National Forest is located close to the property and offers hiking, fishing, and hunting. The towns of Richmond and Berea, Kentucky, are about an hour and a half drive away. Both Richmond and Berea have colleges, lodging, restaurants, and shopping.

Access

The property is accessible by a dirt road that adjoins Coal Branch Road. To get to Camp Dix from HWY 52, turn onto State Route 708 (Tallega Community) and turn onto Coal Branch Road. Follow Coal Branch Road 5.4 miles, and a dirt road will be on the right side of the road. Dirt roads and ATV trails provide interior access to the property.

Site Description

Camp Dix features both flat and gently sloped areas near the entrance. Further into the property, the terrain is moderately steep, with several sandstone cliffs around the eastern and northern edges of the property. There are several areas that can be cleared to create overlooks of the river.

Timber

In 2019, Camp Dix was inventoried by a professional forester. Current timber volume is estimated to be 789,540 BF of mixed hardwood sawtimber. A full report can be provided upon request. The forest is a mix of age classes with trees ranging from six inches to thirty inches in diameter.
