LOCATION:
The ranch is 35 miles west of Cody, Wyoming and 17 miles from the east entrance to Yellowstone National Park with year round access off scenic U.S. Highway 14. It is situated in a lush alpine setting at 6,100 foot elevation and commands both sides of the North Fork of the Shoshone River, a fabled trout stream. Cody has daily scheduled air service and the ranch offers shuttle service.
PROPERTY:
Ten restored modernized and winterized log cabins and the log lodge accommodate 39 guests for four season operation. Additionally there is a two bedroom owner’s cabin and four other cabins providing comfortable employee quarters as well as barns, stables and corrals to house the ranch herd of saddle horses. The complex sits on 34± acres in the midst of the Shoshone National Forest. UXU has operated under special use permits with the Forest Service since 1929 and the sellers will assist in transferring the permits to the buyer. The permits provide for guided and unguided trail rides, hiking, mountain biking, cross country skiing and snow shoeing in the forest. Copies of the permits are available for review by qualified buyers.
RECREATION:
Magnificent scenery from cabin or lodge front porches takes in the snow capped Absaroka Mountain Range and the rushing river. Unlimited miles of equestrian trails through meadows and woods cater to all levels of riders. Wildlife viewing will satisfy any camera buff. The ranch fishing guide treats guests to sensational Blue Ribbon fly fishing in the crystal clear river which provides exciting sport for large wild rainbow, cutthroat and cutbow trout. Gourmet meals served up in the dining room as well as barbeques and trail ride cookouts are guest favorites. The ranch has a full service liquor license. Guided big game hunting in season produces trophy elk, deer, big horn sheep, bear and moose.

Power is provided by Rocky Mountain Power, telephone and cable service is by satellite.
TRANSPORTATION:
There is good all weather highways access on scenic U.S. Highway 14 to within a quarter mile of the ranch. There is daily major airline service to Cody, Wyoming and shuttle service to the ranch.
