Lowndesville Woodland is an affordable timber tract with excellent access and perfect for a rural homesite located in Abbeville County, South Carolina.
Lowndesville Woodland is located in the northwest region of South Carolina. The tract is in a rural setting surrounded by small farms and timberland tracts. The tract lies ½ mile north of the center of Lowndesville, a rural community in western Abbeville County. Also, the tract is near Richard B. Russell Lake and an hour's drive south of Greenville, South Carolina.
Lowndesville Woodland is located in the northwest corner of the intersection of SC Highway 81 and Hilley Road. This tract has excellent access with over 3,500 feet of road frontage on the two paved roadways. There are two driveways entering into the tract from Hilley Road. One leads 1,200 feet into the property to a small open area. The other is a short access road that leads to another open area adjacent to Hilley Road.
Lowndesville Woodland's terrain is gently rolling. The majority of the tract has planted pine that has been thinned one time. The location and features of the tract provide an opportunity for recreational hunting, timber production, and sites for home development.
Lowndesville Woodland contains mainly loblolly pine that was planted in 1998. The timber was thinned in 2015, and a mid-rotation release using herbicide was completed in 2016.
