The Weld and Adams County Auction includes a multi-tract live and online auction that includes over 2,500 acres of land, separated into various size lots. The land is located on Kiowa-Bennett Road, Hwy 79, near Keenesburg, in Weld county, near the Adams county line, just 45 minutes from Denver. These tracts have good county road access. Legals to be verified by survey, tracts and lots may be sold private treaty prior to auction date.
The Weld and Adams County Auction consists of multiple parcels of farm and crop ground that will be auctioned on July 24, 2021. Property sizes and boundaries must be verified by seller and survey and are subject to change. Properties and tracts may sell prior to the auction and this website will be kept up to date on available tracts.
Farm Parcels
Tract 1 220 +/- Acres This farmland tract is located on Cr10 and CR 64 in southern Weld County. The property is an excellent piece of farm ground located in a fast-growing area with future development potential. 130 acre pivot and offers 136.9 bonded acres Henrylyn Irrigation District. The Pivot on the remaining 90 acres is currently in pasture grass. The pivot is an 8 tower Zimmatic with a computer panel, fed by an electric pump from the ~7acre foot pond. Pivot acreage has consistently yields 5 to 5.5 tons/acre of grass hay per year. The entire property is fenced for grazing and has 6 livestock corrals with 2 permanent shelters.
Tract 2 285 +/- Acres This tract is located on CR6 and CR 63 in southern Weld County. The property is highlighted by a 135 acre pivot and additional +/- 150 acres of flood irrigated land. It has 285 fully bonded acres of Henrylyn Irrigation District water. The 2 irrigation wells ~450 GPM and ~650Gpm are currently leased from a third party on a year by year basis at per acre foot, up to 181 acre ft can be used per year. The center pivot irrigation system is owned by the tenant farmer, if the buyer does not wish to continue leasing property to the tenant farmer, the pivot can be purchased directly from the tenant farmer or the pivot will be removed from property. Tract 3 148 +/- Acres Tract 3 is located on Cr67 just south of CR6 in southern Weld County. The property is highlighted by a 130 acre pivot and offers 148 bonded acres. The pivot is an 8 tower Zimmatic with a computer panel, fed by an electric pump from the ~7 acre pond. The well water on the tract is currently leased for per acre foot, the well produces ~800 GPM and up to 150 acre ft can be used per year. Pivot acreage is planted to alfalfa and has consistently yields 5.5 to 6 tons/acre of alfalfa hay per year. There are currently five 35 acre tracts available for sale bordering the property. Tract 4 146 +/- Acres Tract 4 is located on Cr67 and CR4 in Weld County. The property is highlighted by a 130 acre 7 tower Zimmatic pivot with computer panel. The water used on the tract is currently leased for per acre foot, the well produces ~800Gpm and up to 135 acre ft can be used per year. The subject is located at 4,960 feet of elevation and is level good farm ground with quality sales. It offers good sandy loam soils and is a productive piece of agricultural farm land.
Tract 5 124 +/- Acres Tract 5 is located off of 160th Ave and N Converse Rd. in Adams County and includes a half pivot of approximately 95 acres with the balance in grass. Zimmatic 10 tower pivot with computer panel. Water for this pivot is also leased and can continue for the future buyer. Well pumps ~700 GPM and up to 165 acre ft can be used per year.
Tract 6 130 +/- Acres Tract 6 is located on E 160th & Hwy 79 and includes a 60 acre 5 tower Zimmatic pivot with computer panel using water that is leased with options for continued leased water to the buyers the well pumps ~350 GPM and up to 90 acre ft per year can be used. The balance of approximately 63 acres is a mix of dryland crops and grass.
Tract 7 188 +/- Acres This tract is located in north Adams County off of Hwy 79 and E. 152nd Ave., and includes a 155 acre 8 tower Zimmatic pivot with computer panel using leased water with the balance in grass. The well pumps 850 GPM and up to 220 acre ft can be used per year.
Tract 8 177 +/- Acres This parcel is located in Adams County on the South West side of Hwy 79 and 152nd Ave. The 9 tower Zimmatic pivot with basic panel on this parcel is roughly net of 170 acres and uses sufficient water that is currently leased and available for continuation for the new buyer. The well pumps ~800 GPM and up to 270 acre ft per year can be used. This tract is currently planted to irrigated grass and typically yields 5 ton/ac per year. The pivot irrigates a small portion of land on the south end that is not part of the tract, use of this acreage will have to be negotiated with the owner.

Lots and homesites available in this auction range from approximately 35 - 60 acres and include the opportunity for the buyer to build a home, with available utilities on site, including variable tap water and electricity costs, with the requirement to put in septic systems according to county and state regulations. reserves the right to sell individual lots through private treaty sale prior to the auction, and this website will be updated with sold status if lots sell prior to auction.
