Land The log cabin sits on 100 acres m/l of level to gently sloping land containing a deep and rich sandy loam soil. Approximately 40 of the acreage is cleared and in pasture with a well-established stand of cool season legumes and late season Bahia grass. These isolated and elongated open areas provide ideal wildlife habitat. The balance of the property is covered with mature trees that are native to southeastern Oklahoma including redbud, wild plum, hickory, sweetgum, sycamore, a diverse variety of oak trees and a scattering of saw log size native shortleaf pine. A year round source of water Kiamichi River flows through the Northern part of the property for over a mile. This hole of crystal clear water is approximately 6 to 8 feet deep and provides great fishing opportunities for perch, smallmouth and largemouth bass. The South property boundary fronts the Ouachita National Forest for 5/8 mile and provides direct access to ATV and horseback riding. Wildlife are frequently seen on this property.

Log Cabin There is a log cabin located on this property which could possibly be the oldest standing structure in LeFlore County. The owner reports that this log cabin was constructed around 1895 and was the homestead of the Ben Patterson family. The original structure has two log rooms roughly 13 feet x 16 feet separated by a breezeway and a 15 feet x 16 feet kitchen area was added to the cabin about 30 years ago. Additionally, the wood shingles were replaced with a metal roof. The log cabin has a living room with wood stove, bedroom area, kitchen and bathroom and the current owner uses this cabin as a weekend retreat. Additionally, there is a smaller log cabin about 50 feet away from the main cabin that was reportedly constructed around 1870. The Patterson family lived in this structure first and later built the larger cabin. There is a hand dug water well in front of the cabin that is used to wash dishes and bath with.

Agent's Comments This is the perfect setting for a relaxing and peaceful weekend getaway from city life or even a full time residence. No traffic, no hurrying, just simple life away from the hectic city. This is a very unique property in that it provides access to both the Kiamichi River and the Ouachita National Forest Recreational Area. The mountain views from this property are spectacular. In my opinion, this property can be classified as true Investment Grade Recreational Property.
