43 +/- acres of well wooded timberland for sale in the northern Penobscot County town of Patten. Located nearby Baxter State Park and Katahdin Woods & Waters National Monument.

The land is all wooded with some signs of old farmland including several apple trees. Tree species on the land include spruce, fir, pine, maple, birch, aspen, cedar, and others. This property has a gentle slope from west to east with a change in elevation from 710 to 610 +/- Fasl. Nrcs soil mapping indicates that about 90 of the land is Thorndike, Dixmont or Howland gravelly and silt loams, all are good for growing everything from trees to potatoes. These soil types combined with a relatively gentle slope could be converted to fields for your new homestead in Maine.

Access to the property is over the Crystal Brook Road from Route 11. This is a discontinued road and is not plowed or maintained by the municipality. There is a groomed trail system running north/south through the eastern third of the land for both ATV and snowmobile. For the hunter, this land is very promising with good sign of whitetail deer, moose, hare, turkey and ruffed grouse. Food plot construction would do well on this property.

The village of Patten is just 2 miles south of the property on Route 11. This small town has a decent grocery store, a health clinic, hardware and building supplies, a few restaurants, and other shops. The Patten Lumbermen's Museum houses some of Maine's contributions to the early mechanization of logging, including the Lombard Steam Hauler, Lombard Gas Hauler, and the Peavey Cant Dog.

From the property it is just 26 miles to the northern entrance of Baxter State Park. The park is 209,000 acres and includes Mount Katahdin, dozens of trout ponds, miles of easy to extreme hiking trails, and many primitive campsites. The adjoining Katahdin Woods and Waters National Monument adds another 80,000+ thousand acres of wilderness to explore.

Patten is in northern Penobscot County, has a population of about 1,000 and is located 90 miles from Bangor, the nearest city. Houlton is about 35 miles from the land and is the southern seat of Aroostook County.

All this recreation from hiking, hunting, fishing, riding, biking and more all easily reached from I-95 make this the perfect place to settle or retire to.
