The High Knob Dome House is situated on 10 acres (pending final survey) adjoining and with

long range mountains views over Nantahala National Forest and may be sold with less acreage. The property, which includes a creek and a small pond, is located in the Caney Fork Community of Jackson County, N.C., about 30 minutes driving time from the Cullowhee campus of Western Carolina University, 40 minutes from Sylva, N.C., and 1hour from Waynesville, N.C.

Access is from Caney Fork Rd via Forest Service Rd 4666, to be maintained via road maintenance agreement among adjoining landowners. This road is an improved, gated grave lroad about 3 miles long, ending at a gated driveway to the house.

The house is a three-story Oregon Dome geodesic building, plus an additional basement floor. The interior (not including the basement) is 1,435 square feet with two bedrooms and two full baths. The house features a second-story lofted space for an office and a third-story cupola accessed by wooden ship ladder. The basement provides 274 square feet of finished space, including a bedroom and a full bath, and an additional 549 square feet for workshop and storage, laundry room and mechanical room.

The main floor features a stone fireplace, south-facing bay windows, a breakfast bar opening into

the kitchen, and French doors opening onto the back patio. The two upper stories and the cupola

are floored in wood in the bedrooms and living spaces and in ceramic tile in the bathrooms and

kitchen; the basement is a combination of tile and sealed concrete.

The home is “off-the-grid”; that is, it is completely independently powered by on-site systems that

supply power to the home for lighting, appliances, heating, water and plumbing, and any other

power needs. The house is wired for both 12V DC and 110/120V AC.

The electrical system is fully automated through a master systems center housed in a mechanical

room in the basement. Batteries which supply power to the house are charged via a solar panel on the roof, a wind turbine in the yard, and by a propane-powered generator in the yard. The

automated system regulates which power source is charging the batteries, and in the event that the solar power and wind generator do not supply enough power to charge the batteries, the systems automatically runs the generator.

All components of the power system are high-quality, reliable, top-of-the-line equipment. The

system includes:

• Whisper H80 10’ rotor diameter wind turbine, mounted on a guyed Whisper Tower

• Roof-mounted solar panel

• Cummins Onan Genset propane fired generator

• 1,000 gallon buried propane tank

• 4 sealed lead acid gel cell MK270 batteries, Type 8G8D, 12 V

• 2 Trace Engineering DR Series Power Inverters/Charger

• World Power Technologies, Inc. Auto Charge Regulator and Easy-Wire System Center

Appliances for the house include:

• Trane ducted gas (propane) furnace

• Servel propane refrigerator

• Propane stove and oven

• GE clothes washer and dryer (propane)

• Bradford -White 40 gallon propane water heater
