Located 14 miles south of Kaycee, Wyoming, the Tisdale Mountain Ranch is a well-balanced ranch featuring live water and spectacular recreational attributes with 5,168± deeded acres and 160± BLM lease acres. It is owner-rated at 175 cow/calf pairs year-round with supplemental winter feeding. Fully fenced and cross-fenced into two pastures with 4-wire steel and wood posts, the ranch consists of productive riparian zone and native grass pastures with a combination of crested wheat, intermediate wheat, and a variety of hard grass species, rich in protein content. The Tisdale Mountain Ranch is diverse in landscape and varies from a canyon rim to deep draws with pine and heavy timber complete with ponderosa pine and cedar. With the rugged topography, the resident herds of elk, mule deer and antelope are present and call the Tisdale Mountain Ranch their home with adequate water, forage and protection. Historically the ranch has made available self-hunts and harvested trophy animals of all these species. Unparalleled views of the Big Horn Mountains and an abundance of water to include 20 reservoirs with six being year-round and suitable for trout stocking, drainages include Wall Creek, Million Creek and Hot Water Creek create a well-rounded and viable ranch. Ranch improvements a modern hunting camp featuring a 2-bedroom, 1 bath, kitchen, mobile unit, with a private well, septic, electricity, and storage shed. There is also an uninhabitable ranch headquarters with well and electricity. The Tisdale Mountain Ranch also has additional income opportunity with a Bentonite mine, complete royalty agreement. The operator will pay the owner per ton, and guarantees payment for 100,000 tons over an eight-year period. Surfaces damages historically earn annually.
Note: The complete ranch, North Fork, Middle Fork and Tisdale Mountain Ranches, consisting of 11,315± acres, has historically run 365 cow/calf pairs, 15 bulls and saddle horses year-round. For 2020, the complete ranch has run 165 cow/calf pairs, 12 bulls and saddle horses.
