Land Description
Big Maine Land for Sale
2,118 acres of timberland for sale in Prentiss with year-round access. Make this remote location near the Canadian border your next investment that will double as a recreational retreat property in the northern forest of Maine.
The Land
This block of forest consists of distinct areas of northern hardwoods hills interspersed with softwood valleys. The soils in this region are a complex mix of well drained and poorly drained silt loams that are well suited to growing a diverse forest. This property has many miles of interior roads allowing vehicle access to most of the land. Terrain on the property is moderately rolling sloping ground with elevations from 500 to 700 feet. This parcel fronts on both sides of the state-maintained Route 169 for 8,400+/- feet. Electric lines extending from the town of Danforth come to about the midpoint of the property's road frontage. The springs bubbling from the hills on this property form a headwater for Mud Brook. This flows through the southwest corner of the land before continuing on its course to combine with Baskahegan Stream, a locally known wild brook trout stream. Other water features on the land consist of an unnamed creek with small wetlands maintained by working beavers.
Wildlife
If you appreciate an outdoor lifestyle, are a hunter or just like watching wild things, this property's diversity is home and habitat for many of Maine's creatures. While previewing this property we saw one of the largest bull moose we have seen in many years. There is a lot of sign of large mature whitetails and this area of eastern Penobscot County is well known for trophy black bear. The ruffed grouse population in this region is kept strong by a history of working hardwood forest. If you love watching your bid dog on point you have come to the right spot. One of the state's finest lakes, Grand Lake, is located about 15 miles east of the property. The lake forms the border with New Brunswick Canada. This pristine water is home to large lake trout, landlocked salmon and trophy smallmouth bass and tasty freshwater cod fish known as cusk.
Location
Prentiss is a township in northeastern Penobscot County that borders the Washington County line. If you looked up the definition of Rural and Remote you would likely find Prentiss used as an example. With just over 200 people living within 38 square miles of territory, privacy is not a problem. The township is one of the Unorganized Territories managed by the state. No local government or services means the property taxes in this township are some of the lowest in Maine. The state and county maintain minimal services, so if you are looking for street sweepers, public water and sewer and nightclubs, don't bother calling about this property.
