The Dave Simmons Road - East Parcel 03019-03615 is a +/- 40-acre tract of timberland located in southwestern Union County lying about 5 miles northwest of Junction City, AR North 33.07321, West 92.75543. This eastern 40-ac parcel is a proposed division from a 32-acre contiguous parcel to the west no survey has been conducted to establish this division line, together they comprise 72 acres per deed. The topography consists of well-drained upland rolling hills. Access is excellent with the northern edge of the property running along Dave Simmons RD, a gravel public road, for about 44 yards. Some utilities exist along this public road to allow for home/camp site potential within the Junction City School District. Roughly 21 acres were cleared and harvested in early 2020, about six acres of planted pine that was established in 2010 remain. The southern portion features over 10 acres of wetland habitat with Turkey Creek, a prennial stream, running through it. A pipeline right-of-way runs for about 500 yards through the property forming an excellent wildlife hunting lane a power line right-of-way also runs through the northeasterne edge for a hundred yards. According to the Usda Nrcs web soil survey, the soils consists of an assortment of fine-sandy and silt-loams, which gives the entire 72-acre tract a weighted average site index of 84.7 feet for Loblolly Pine base age 50.
