Location

High Point Pinelands is in a strong timber production region of Southwest Georgia. The tract is located 4 miles from Preston, Georgia, which is home to one of the largest pine sawmills in Georgia. Webster County is primarily a rural area with many farms and timberland and has become a destination for many recreational hunters due to the good population of white tail deer and turkey. It is centrally located in the heart of Southwest Georgia, being approximately an hour's drive from Albany, Columbus, and Interstate 75. It is about a two hour drive from Atlanta's Hartsfield International Airport.

Access

High Point Pinelands has excellent road frontage on paved County Road 89 and county maintained dirt road 92, with multiple gated access points along these roads. These roads can be accessed from Georgia Highway 41, which runs North from Preston, Georgia. The internal roads of the property are good and provide access to many parts of the property. There are numerous four wheeler trails that have been used by the current hunt club, and these provide access to almost all parts of the property.

Site Description

The topography and soils of this property are typical for this part of Georgia. The topography ranges from level to gently rolling. The soils are well drained on the pine plantation uplands to more moist soils leading into and throughout the hardwood bottomland. The primary hardwood areas are associated with the headwaters that eventually feed into the Kichafoonee Creek system. These hardwood areas provide multiple fingers through out the upland planted pine areas, and provide excellent habitat for wildlife, along with the potential for pond construction. The property has been popular with recreational hunting clubs.

Timber

High Point Pinelands has a total of 168.9 acres of pine plantations, of which 118.4 acres are 9 years old, 43.3 acres are 5 year old, and 7.2 acres are 4 year old. All these stands have good genetics and stocking levels, resulting in maximum timber production. The balance of the property, 62 acres, has mature hardwood of typical species for the area with an average timber value exceeding per acre.
