Longleaf pine, the true native pine tree of the southeastern United States, is a hearty, drought resistant species that flourishes in this area of the state. These trees were planted in 2013 through the Nrcs Environmental Quality Incentives Program (Eqip) and the Wildlife Habitat Improvement Program (Whip) and a prescribed burn was done in 2018. The new owner will receive all the benefits and proceeds from the thinning and eventual harvest of the trees but must agree to allow them to continue to grow to maturity. In addition to income from thinning and ultimately harvesting the trees, there is also a great demand for Longleaf pine straw. When these trees reach approximately ten years of age, the pine straw could be a supplemental source of income for many years.
The terrain, typical of this area, is rolling and includes some very nice, level high ground creating beautiful views of the countryside. From the hilltop on the southern point (a fantastic build site) you can see the entire 182 acres, and much more. A creek in the west half runs generally south-to-north and could present opportunities for a large pond or a lake. The tract is situated in a predominantly agricultural area surrounded by other large timber tracts and some well-built homes with acreage across the road. The large power line that traverses the tract provides great opportunities for extended green fields and shooting lanes. Based on the amount of sign, the deer and turkey hunting on this tract must be outstanding.
