Land Description
Price Improvement. Choctawhatchee Bluffs is a loaded 138-Acre +/- tract that is one of the most beautiful Hunting, Recreational or Home-site retreats in the Wiregrass area. This property features rolling hills and huge timber that borders the Choctawhatchee River for a half mile. This tract is surrounded by large neighboring tracts and has some of the best Whitetail hunting around. The pictures tell everything.
The property has two points of access to help with choosing how to approach your favorite stand. When entering this property from the road there's an asphalt driveway with an iron gate and key code entry; access is gained via legal easement on the west boundary (See Map). Or you can enter through a locked pipe gate and drive along the owned access on the eastern boundary. Once on the property there are nice well-maintained trails and roads for atv's or trucks. Killebrew Creek is fast-flowing stream with a lot of water falls and deep carved soap stone banks that runs through the western side of the property, partially forming the western boundary. Choctawhatchee Bluffs has beautiful white oak hardwoods mixed with large old growth pine. There are several food plots with deer stands and condo-style shooting houses already on the property; plots are tilled and ready for your deer season planting. There is a large electric transmission line running along the property with rolling hills that provide long-range shooting opportunities. While hunting on the power line you can see for miles across the Choctawhatchee River and beyond. There are several different age groups of timber and cover on the property making for great whitetail habitat.
The Choctawhatchee River meanders along the northern edge of the property with plenty of nice sandbar accesses to enjoy the river, especially in the summer. The fishing on the Choctawhatchee can be heart-stopping when the Red Eye Bass are destroying your favorite top water lures. This property also has a half-acre pond stocked with bream and catfish, perfect for the kids to enjoy countless hours of fishing from the bank or on a boat. Just above the pond there is a nice covered metal constructed building for storage of Atv, Side x Side or Tractors.
