House

Winery

A short walk or even shorter drive from the house is the Winery. The staple being the 4,320Sf building that houses three wine tasting rooms, a barrel room, a state of the art kitchen, supply room, office, restrooms and the fermentation room. The first tasting room you encounter is a local historic rescued and refurbished barn that was slated to be demolished. The second has a larger bar and accommodates overflow from the first room. Lastly, there is the Freedom room, which has been dedicated to the Men and Women of the armed forces that have sacrificed so much for our country. There are memorabilia from service personnel on the walls and even a flag that flew over the Capitol on 9/11/2001. A wealth of history can be found in this room and even more stories that will stand the test of time. A beautiful Pavilion for enjoying wine, a crush pad that serves as a spot for a local band and a tree house that overlook the seasonal creek round out the winery amenities.

Vineyard

They currently cultivate six acres of vineyard with five varietals of grapes. Merlot, Pinot, Pinot Grigio, Montepulciano and Syrah The oldest variety is the Merlot at 20 years and the oldest Pinot, Montepulciano and Syrah are 12 years old. There is enough space to expand the vineyard to 25 acres. The size of the property would also accommodate a larger winery and production facility. The vineyard has an 18k gallon rainwater catchment system that supplies water to the grapes. There are currently plans to expand the catchment system at the pavilion and supply more water to the vineyard. With the current system in place the well has only been used one time to supply water to the grapes. The irrigation system for the vineyard is an above ground drip irrigation system. The vineyard is high fenced with electric wiring to keep animals out.

Improvements

Included is a well that is drilled to 460' that has never run dry with a 3,000 gallon storage tank. The well is supplemented by an 18,000 gallon rainwater catchment system that is used from the runoff of the Winery. There are three conventional septic systems on the property, one for the home, one for the cabin and one for the winery. Other improvements include the barn for storage/mechanical shop, an equipment shed that allows for dry equipment storage as well as a maintained road throughout the property. There is a beautiful area called the Sky Box at the height of the property 200' above the creek located at 1740' elevation.

Property

The property starts out at 1540' above sea level with a seasonal creek that has seen years of flowing year round to years where it is dry due to lack of rain. The land is a unique attraction since there is a large area of the property approx. 120 acres that is flat to rolling and lends itself to grazing and perfect production of grapes as they need very specific soils to grow as well as the right hill country temperatures. Across the creek the land goes into typical hill country terrain, which is rocky and has cedar and encompasses approximately 20 acres. The land continues up until topping out at 1740' above sea level. This area has some remarkable hill country views.
