The Sandy Creek Tract 031, which contains approximately 195 acres, is located in the northwestern part of Union County, Arkansas, about ten miles southwest of Smackover, AR North 33.288395, West 92.861533. Access to the property is good via oilfield road running westerly off Sandy Creek Road for approximately four-tenths of a mile where it accesses the property near the northeast corner and continues on through the property. The tract is well-drained with the topography gently sloping towards the middle from the north and from the south where Sandy Creek flows in an easterly direction. According to Usda Nrcs soil survey information the tract is mostly Sacul-Sawyer Complex and other loams, which give an excellent weighted average site index of 90.0 feet for loblolly pine base age 50 years.
