The Sandy Creek Tract 03019-03411, which contains approximately 195 acres, is located in the northwestern part of Union County, Arkansas, about ten miles southwest of Smackover, AR North 33.288395, West 92.861533. Access to the property is good via oilfield road running westerly off Sandy Creek Road for approximately four-tenths of a mile where it accesses the property near the northeast corner and continues on through the property. This tract has an active pipeline and well pad on the northwestern portion. Except for the access road and well pad, the rest of the tract is timbered with a variety of cover types including a merchantable pine plantation 1994, a stand of upland natural pine, an upland area of mostly-hardwood timber as well as a bottomland area of mostly-hardwood timber along Sandy Creek. The tract is well-drained with the topography gently sloping towards the middle from the north and from the south where Sandy Creek flows in an easterly direction. According to Usda Nrcs soil survey information the tract is mostly Sacul-Sawyer Complex and other loams, which give an excellent weighted average site index of 90.0 feet for loblolly pine base age 50 years.
